With more than 918,000 goods purchased in France on 1uh quarter of 2022, i.e. +3.2% growth in one year, the old real estate market has continued to grow over the past two years. An increase that goes hand in hand with sharply rising prices per m²: + 8.7% in one on the national territory.
This is revealed by the first barometer* by Guy Hoquet l’Immobilier, which analyzes city by city all residential properties in the old marketed in France by professionals and individuals. We take the pulse of the market in our territory.
The French still dream of a house
The segment of old houses – which accounts for 67% of supply in France – is pulling the market upwards with an 11.8% rise in prices per m² in one year on 1uh quarter of 2022 on the national territory. The value of houses has steadily increased since 2020: this power of attractiveness has been reinforced since the health crisis and the desire for greenery or outdoors that it has aroused, underlines the barometer.
The value of prices per m² of old apartments is still increasing by 5.2% at the start of 2022, in France. A less spectacular increase than for houses, but which remains a performance potentially to be compared to the growing lack of supply on the new home market.
Southeast region: house prices on the rise
The South-East region recorded a 13% increase in the price per m² in one year on 1uh quarter, systematically exposing itself to more than €3,100 per m² since September 2021.
Supply was particularly dynamic in the home segment. However, their value has continued to climb (+15% in one year).
Almost stable prices in Lyon
In Lyon, the month of March is the most favorable period for placing high-value properties on the market: around €5,600 per m². At 1uh quarter, prices remained stable in one year (-0.6%), for supply up by 7.7%.
The two most expensive arrondissements in the city continue to show rising prices per m², with +4.5% in the 2and arrondissement and + 1.3% in the 6and. For the rest, the sales dynamic seems to be pulling prices down.
Renowned for its old buildings with a strong character, Lyon presents a volume of properties that is 95% made up of apartments. On average on the 1uh quarter, the Lyon market offers properties of 77 m² at a budget of nearly €426,000.
The million euros for houses in Annecy
Annecy observes at 1uh quarter an 11% drop in listings for existing properties, particularly in the apartment segment, the price of which rose almost mechanically (+7%). An average apartment of 71 m² is displayed at more than 400,000 €.
As for the houses, which are ultra-rare, they come close to a million euros.
Grenoble is close to €3,000 per m²
Apart from a slight trough in September and December 2021, Grenoble has been close to €3,000 per m² each month since last year.
With + 2% at 1uh quarter, the city rises to 2,923 € per m² on average, according to the barometer of Guy Hoquet l’Immobilier. The supply of goods placed on the market is overwhelmingly made up of apartments (95%), the value of which remains stable (€2,890 per m²).
Saint-Étienne, the very affordable city
Saint-Étienne remains the most economical city studied in the barometer, with an average of €1,540 per m² on the 1uh quarter, i.e. +7% in one year. An increase that finds its source in the decline in supply (- 5%), in particular that of old houses put up for sale (- 28% in one year).
South region: prices are rising
After a relatively monotonous fall period for prices, the start of 2022 has been showing rising values since January. If the trend is confirmed, the 2and The 2022 quarter could see prices per m² even higher than those of 2021.
Avignon, the price of apartments on the rise
No major change in one on the Palais des Papes real estate market. The supply of old properties placed on the market remained relatively stable, resulting in posted prices at +2%.
In reality, the movements are to be found in apartments, the value of which fell by +9%, despite supply at +4%.
