Luxembourg, 2nd most expensive Walloon province to buy a house
In 2021, the median price for a house in the province of Luxembourg amounted to 219,000 euros, the Federation of Notaries said on Friday. For the second consecutive year, the province occupies 2nd place in terms of house prices, after Walloon Brabant where the median price was 355,000 euros.
Real estate activity grew in the province of Luxembourg by 21.2% between 2020 and 2021, which represents the largest increase in the country, notes Fednot.
The median price of a house has increased by 7.4% in one year and 25.1% in five years. “In absolute figures, this gives an increase of 32,000 euros in a few years“, notes Georges Lochet, representative of the federation of notaries for the province of Luxembourg. The median price in Wallonia for a house is 192,000 euros.
The province displays results according to the municipalities. The median price thus varies between 135,000 euros in Florenville and 420,000 euros in Attert. The notaries also evoke a market”heterogeneous“.
The differences are marked according to the districts. For that of Arlon, the median price reaches 290,000 euros while it rises to 185,000 euros in the district of Neufchâteau. The proximity of the Grand Duchy of Luxembourg and motorway axes has an influence on prices. The notaries observe in particular that prices have increased by 21% in recent years in the municipalities neighboring the E25 motorway and by 37% in those near the E411.
As for apartments, the median price rose in the province to 190,000 euros. However, apartments represent only 13.1% of the market, given the rural nature of the province.
The median price of building land was 59,250 euros, a median that again hides large differences depending on the location.
