Real estate Marseille: COFFIM delivers a tailor-made hotel with 572 beds for MEININGER Hotels
Located in the Joliette district of Marseille, the hotel delivered by COFFIM to the MEININGER Hotels group adopts a hybrid concept, between hostel and hotel, and will accommodate 194 rooms.
Made-to-measure, the building, located at 25-27 rue de Forbin, in the Joliette district, in the 2earrondissement of Marseille, was designed by the firm Tangram Architecte. The establishment delivered by COFFIM will be operated by MEININGER Hotels, thus becoming the group’s fourth hotel in France.
Deployed over an area of 6,860 m², the building will accommodate 194 rooms (112 multi-bed rooms, 82 in the classic formula), for a total of 572 beds. Ranging from 16 to 27 m², the rooms, presented by the interior designer Karawitz, include 2 to 6 sleeping places and are equipped with desks, televisions and other individual storage cabinets, selected in advance by the hotel group.
Very precise specifications
The family property development group COFFIM, owner of the operation, had to meet particularly precise specifications to allow MEININGER to develop its hybrid hotel concept. These requirements focused in particular on the ceiling height of 2.70 meters, in order to accommodate bunk beds in the 112 multi-bed rooms (60 with 3 beds, 42 with 4 beds and 10 with 6 beds).
Beyond the specifications, COFFIM was able to deliver a building certified HQE excellent level, and meet high acoustic constraints. The promoter has also imagined shared spaces (bar, self-service kitchen, relaxation room with billiards and table football, laundry, garden, pétanque court, etc.), faithful to the concept proposed by the hotelier.
” In essence, COFFIM is a promoter very invested in the themes of serviced residences and hotels, declares Thibault Dutreix, CEO of COFFIM. By delivering this establishment to an innovative concept, COFFIM is proving its expertise in the hybrid hotel segment. This project bears the mark of the convictions of our group, turned towards new forms of the hotel industry and the evolution of uses ”.
Marseille: a major step in the growth strategy of MEININGER Hotels
” The delivery of the hotel in Marseille is another major step in the growth strategy of MEININGER Hotels in France. We believe that the concept of hybrid hotels still offers great potential for many other French cities. After the openings in Paris, Lyon, Bordeaux and now Marseille, we still have other cities on our radar, notably Strasbourg and Toulouse ”, declares Nicolas Capelle, Vice-President Development and Asset Management of MEININGER Hotels.
