According to experts, in the next three to four months, the vast majority of sellers will be forced to reduce the cost of housing.
In Ukraine, second-hand housing has become more expensive. Thus, the average cost of apartments for sale on the secondary market in October-November 2021 increased by 9.6% – from $ 901 / kv. m to $ 988 / kv. m.
This is evidenced by the results of a study of the secondary real estate market of Ukraine, conducted by the Association of Realtors (Realtors) of Ukraine (ASNU) in conjunction with the Geoinformation Portal “Uvekon”, reportsInterfax-Ukraine“.
“In general, in Ukraine, the price of one-bedroom apartments increased by an average of 5.3% (from $ 951 to $ 1001 / sq. M), two-bedroom – by 7.3% (from $ 860 to $ 923 / sq. M), three-bedroom – by 10, 2% (from $ 879 to $ 968 / sq. M), four-room – by 12.8% (from $ 1227 to $ 1308 / sq. It is noted that the largest price increase was recorded in Kiev, where the cost of an apartment on the secondary market increased by an average of 13.2%. By the end of November, the average cost of 1 sq. Km. m of housing exceeded $ 2100.
The rise in prices in other cities with a population of millions was not so rapid. In the Dnieper prices for secondary housing in October-November increased by 4.1%, in Lviv – by 5,3%, in Odessa – 2,1%, Kharkiv – 4.7%. The growth rate of the price on the secondary housing market in other regional centers did not exceed 5%, and in some cities was almost zero (Kropyvnytskyi – 0.1%, Chernivtsi – 0.2%).
At the same time, as the head of Uvecon, the number of people willing to sell apartments at the peak of prices is growing. In turn, the president of ASNU Yuri Pita, commenting on the results of the study, the study that price increase, put up for sale apartments, is not sufficiently justified. He reminded that from January to September 2021, the real cost of housing on the secondary market in the largest cities of Ukraine increased by an average of 15-17% and reached maximum levels that meet the solvent demand.
Increasing the cost of housing in the secondary market, according to experts, explained “pulling up” the price to the cost of an apartment in the primary market. However, as a result of Pete, the reason for the growth of square meters in the primary market is to improve the quality of construction. He also did not rule out that the increased offer price of apartments was the result of insufficient work of the module of real estate appraisal of the State Property Fund of Ukraine, information to which comes from appraisers, public sources and notaries.
