In Toulouse, Les Sénioriales relaunch a massive development plan
In twenty years, Les Sénioriales, a subsidiary of the Pierre et Vacances Center Parcs group, has found a model that works. The Toulouse-based company specializes in the construction and operation of non-medical senior residences that it builds, often in co-promotion, with local and national operators. Today it has a stock of eighty-five non-medical senior residences (including twenty-three in Occitania), or nearly 5,000 housing units. And it announces 1,500 housing units in progress, or under study, throughout France.
In 2020, the pandemic caused a sharp slowdown for the company. “We shut down all of our real estate activities for three months, and although we continued to operate our residences, we did not see any entry of new residents and we also discontinued the offer of short stays. This caused a loss of 30% of turnover, ”summed up Benjamin Misery, the senior manager, during a press conference on November 24.
A trend that should be reversed this year, according to the leader. “We are reporting on a development plan for the massif which will result this year in a return to a pre-crisis level of activity, with an expected turnover of 85 million euros. The group’s ambition is to open between six and ten new residences per year in France, including two to three in Occitanie.
Eight new residences in Occitania
The Sénioriales are thus announcing eight projects for new residences in Occitania, including “six projects under study at different stages in the Toulouse metropolis”. One of them concerns a residence of ninety housing units being marketed to a single institutional investor, in Plaisance-du-Touch, with an opening scheduled for 2024. project in the city center of Castelginest, after a call for projects from the municipality. Finally, a third project concerns the municipality of Balma, but it was slowed down by the recent cancellation of the PLUIH.
On the Languedoc-Roussillon side, the marketing of a 70-unit residence is being launched in Agde, for an opening scheduled for 2023. “We are also considering opportunities in Nîmes, Sète, Mèze and are considering relaunching a range of Les Sénioriales residences. in house, between Vendres and Valras, to meet this growing demand since the covid. »Among its residents, the group has 15% owner-occupiers and 85% investors, individuals and institutions.
Focus on international
The housing units, mainly one-bedroom apartments of 45 m2, are thus sold, either under the non-professional furnished lessor (LMNP) regime at average prices of 180,000 euros, or under the Pinel regime (170,000 euros). “We provide investors with an average rate of return of 4% with a fill rate of 94%”, estimates Benjamin Misery. On the rent side, it takes 750 euros for a 2 room Pinel and 1,420 euros in LMNP with the associated mandatory services.
In its development program, Les Sénioriales also aims to open its first residences in Italy, then in Spain and Portugal. “The first international project will undoubtedly concern northern Italy, in Milan or Turin. We plan to develop two residences per year in four years abroad, with a single investor. ”
