Tiilismäenrinne’s plan to bring apartment buildings, business premises and a daycare center to Kiviruukki
Tiilismäenrinne is the first large street block in the regenerating, mainly residential area of Kiviruukki. The proposed plan would bring almost 800 new residents to the area.
Tiilismäenrinne is located on the north side of Länsiväylä, near Kivenlahti metro station. In place of the current industrial and warehouse buildings, apartment buildings, commercial premises, a daycare center and a multi-storey parking garage would be built. The forest area would remain a habitat and corridor for flying squirrels.
The plan proposal also reflects the views of the residents. For example, the Ruukintie area in particular has been made more alive and versatile. The apartment buildings closest to the garage building and the neighboring small houses have also been reduced at the request of the residents.
Currently, 5–6 floors are proposed for the lowest apartment buildings. The calculated population of the area and the total surface area of the plan have been reduced from previous versions. However, the tallest buildings still have 16 floors. They are located in the southern part of the area, along Ruukintie.
The urban planning board will discuss the proposed site plan at its meeting on November 23, 2022. If the plan is visible, a meeting will be organized for residents for information and discussion. More information will be updated on the website of the planning project and on the Facebook page of the city of Espoo.
The work is guided by Kiviruukki’s new sub-master plan
Tiilismäenrinne is part of the wider urban area of Kiviruukki, whose partial master plan recently came into force. Kiviruukki’s old industrial area will be replaced by a green and densely built urban area consisting of homes, workplaces and services. The area also has an important circular and bioeconomy innovation center, which brings together research and education operators and companies.
The city did not receive any complaints about the partial general plan approved in January 2022, thanks to which the plan quickly gained legal force.
