The rising building land prices in the north of Salzburg are now increasingly putting the local communities in Upper Austria under pressure. Because many people in Salzburg turn to Upper Austria when looking for affordable building land. Local politicians are now looking for ways to give the local population respectable prizes.
The municipality of Lochen shares a share of the lake of the same name with Salzburg’s neighbor Mattsee. While building plots are hardly available in Mattsee, and if yes, up to 1,000 euros per square meter are required, in Lochen it is 450 to 600 euros. Mayor Alfred Scherr knows that it is still far too expensive for the population.
Compulsory building within five years in Lochen
But the pressure of demand from the Salzburg area drives up the prices. Therefore, new building land will only be shown here IF a large part of it can be sold to local people at favorable conditions via the municipality – there is a building obligation within five years. This is how you try to slow down property speculation.
Lengauer mayor wants stricter rules
A similar approach is taken in the neighboring municipality of Lengau on the border with Straßwalchen. There, too, one can sense the great demand from Salzburg, as the plots here are well below those in Salzburg at just under 300 euros per square meter. There, Mayor Erich Rippl would like even stricter rules to reduce demand and thus prices. Because around 30 hectares of building land were already dedicated before the imposition of compulsory construction is legally possible. For these areas, the mayor would like high taxes and the possibility of rezoning.
