Viana do Castelo, Viseu and Braga lead the increases
The prices of houses for rent in Portugal increased by 1.4% in August compared to the previous month – according to the Idealista Price Index, renting a house had a cost of 11.6 euros per square meter (euros/m2) at the end of August this year, taking into account the median value. In relation to the quarterly survey, an annual increase was 3.3% and 6.1%.
The rental price in August rose in nine district capitals, with Viana do Castelo (11.2%) leading the list. Followed by Viseu (9.8%), Braga (4.3%), Coimbra (4.1%), Porto (2.9%), Lisbon (1.8%), Setúbal (1.4%) , Castelo Branco (1.2%) and Aveiro (0.6%). On the other hand, prices dropped in Funchal (2%), Leiria (0.4%) and Faro (0.2%).
Lisbon continues to be the city where it is most expensive to rent a house: 15.2 euros/m2. Porto (11.9 euros/m2) and Funchal (10.8 euros/m2) occupy the second and third places, respectively. Next are Faro (9.7 euros/m2), Setúbal (8.9 euros/m2), Aveiro (8.6 euros/m2), Coimbra (7.9 euros/m2) and Viana do Castelo (7.6 euros/m2). The most economical cities are Castelo Branco (5.4 euros/m2), Viseu (5.8 euros/m2), Leiria (6.3 euros/m2) and Braga (6.8 euros/m2).
Of the analyzed districts, the prices of houses for rent only dropped on the island of Madeira (3%), Faro (0.8%) and Santarém (0.5%). In August, prices remain stable during the month of August. On the other hand, prices rose in Viana do Castelo (7.5%), Vila Real (5.2%), Braga (4.1%), Viseu (4%), Aveiro (3.3%), Leiria (2.9%), Castelo Branco (2.5%), Lisbon (2.2%), Coimbra (2.1%) and Porto (1.5%).
It should be noted that, of the most expensive districts, classification of districts for rent, 6.6 euros/m2), Porto (10 euros/m2), Porto (10 euros/m2), (10.2 euros/m2), Setúbal ( 9.5 euros/m2), Viana do Castelo (8.3 euros/m2), Coimbra (7.4 euros/m2) and Aveiro (7.4 euros/m2) . Leiria follows (7.3 euros/m2), Braga (7.1 euros/m2) and Castelo Branco (6.1 euros/m2). The cheapest prices are found in Vila Real (5.2 euros/m2), Viseu (5.3 euros/m2) and Santarém (6 euros/m2).
During the month of August, the prices of houses for rent rose in three regions of the country. Leading the rise is the Center (3.3%), followed by the Lisbon Metropolitan Area (2.1%) and the North (1.8%). On the other hand, prices fell in the Autonomous Region of the Azores (7.7%), Alentejo (7.9%), Autonomous Region of Madeira (3%) and Algarve (0.8%).
The Lisbon Metropolitan Area, with 13.6 euros/m2, continues to be the most expensive region, followed by the Algarve (11.6 euros/m2), the Autonomous Region of Madeira (10.6 euros/m2) and the North (9 .5 euros/m2). On the opposite side of the table m2 are the Autonomous Region of the Azores (6.8 euros/m2), the Center (7 euros/m2) and Alentejo (7.9 euros/m2) which are the cheapest regions.
