Buying a house is more expensive in 17 capitals in Portugal. See what it’s like in Coimbra – Coimbra News
House prices in Portugal remain stable in August compared to the previous month. According to the idealista price index, buying the house had a cost of 2,393 euros per square meter (euros/m2) at the end of August this year, taking into account the median value. This is, however, an August scenario not visible in all houses in the Portuguese territory, as it became more expensive in 17 district capitals, between July and, leading the rises (9.2%). In Lisbon, house prices also remain stable with a minimum rise of 1% and in Porto they rose only 1% with a minimum duration. In relation to the respective quarterly and annual versions, house prices in Portugal rise by 1.4% and 5.8%, mind.
House prices in August rose in 17 district capitals, with Guarda (9.2%), Braga (3.7%) and Aveiro (3.7%) leading the list. Followed by Funchal (3%), Faro (2.8%), Portalegre (2.7%), Évora (1.9%), Setúbal (1.5%), Santarém (1.1%), Bragança (1%), Porto (1%), Viseu (0.8%), Castelo Branco (0.7%), Beja (0.3%), Leiria (0.2%), Coimbra (0.2% ) and Lisbon (0.1%). On the other hand, prices only dropped in Viana do Castelo (-2.4%), Ponta Delgada (-1.5%) and Vila Real (-1.4%)
Lisbon continues to be the city where it is most expensive to buy a house: 5,004 euros/m2. Porto (3,108 euros/m2) and Funchal (2,532 euros/m2) occupy the second and third places, respectively. Next are Faro (2,420 euros/m2), Aveiro (2,370 euros/m2), Setúbal (2,065 euros/m2), Évora (1,809 euros/m2), Coimbra (1,611 euros/m2), Braga (1,519 euros/m2) , Ponta Delgada (1,497 euros/m2), Viana do Castelo (1,383 euros/m2). The most economical cities are Portalegre (644 euros/m2), Guarda (776 euros/m2), Castelo Branco (783 euros/m2), Bragança (829 euros/m2), Beja (838 euros/m2), Santarém (917 euros/m2), Vila Real (1,085 euros/m2), Leiria (1,273 euros/m2) and Viseu (1,275 euros/m2).
The biggest price increases took place on Terceira Island (8.1%), São Jorge Island (7.2%) and Vila Real (7.1%). The following are the islands of Faial (3.8%), Aveiro (3.5%), Guarda (3.1%), Pico island (2.7%), Madeira island (2.6%), of Porto Santo (2.3%), Santarém (1.8%), Braga (1.7%), Viseu (1.5%), Porto (1.3%), Viana do Castelo (1.3% ), Setúbal (1.3%), Faro (1%), Bragança (0.7%), Leira (0.5%), São Miguel Island (0.4%) and Lisbon (0.2%) . Prices remain in the district of Coimbra during the month of August. On the other hand, prices fell on the island of Santa Maria (-7.3%), Évora (-1.5%), Castelo Branco (-1.3%), Portalegre (-0.3%) and Beja ( -0.2%).
It should be noted that the ranking of the most expensive districts to buy is a house in Lisbon (3,841 euros/m2), followed by Faro (2,372 euros/m2), Madeira Island (2,273 euros/m2), Setúbal (2,200 euros/m2), Aveiro (1,592 euros/m2), island of Porto Santo (1,533 euros/m2), Braga (1,405 euros/m2), Leiria (1,391 euros/m2), island of São Miguel (1,341 euros/m2), island of Santa Maria ( 1,217 euros/m2), Coimbra (1,206 euros/m2), Viana do Castelo (1,167 euros/m2), São Jorge island (1,086 euros/m2), Terceira island (1,068 euros/m2), Pico island (1,506 euros /m2), Faial Island (1,054 euros/m2) and Évora (1,054 euros/m2).
The cheapest prices are found in Portalegre (630 euros/m2), Guarda (678 euros/m2), Castelo Branco (726 euros/m2), Bragança (814 euros/m2), Beja (847 euros/m2), Vila Real (915 euros/m2), Viseu (922 euros/m2) and Santarém (968 euros/m2).
During the month of August, house prices rose in all regions of the country except Alentejo where prices dropped -0.5%. Leading the rise is the Autonomous Region of Madeira (2.5%), followed by the Autonomous Region of the Azores (1.8%). This is followed by the Center (1.5%), the North (1.3%) and the Lisbon Metropolitan Area (0.6%).
The Lisbon Metropolitan Area, with 3,469 euros/m2, continues to be the most expensive region to purchase housing, followed by the Algarve (2,844 euros/m2), the Autonomous Region of Madeira (2,255 euros/m2) and the North (1,992 euros/m2 ) ). On the opposite side of the table are the Autonomous Region of the Azores (1,234 euros/m2), Alentejo (1,245 euros/m2) and Centro (1,275 euros/m2) which are the cheapest regions to buy a house.
