Venice, the historic Palazzo delle Procuratie for sale for 20 million euros
“A property like this goes on the market every four or five generations: there are few comparisons.” Words of the Venetian accountant Marco Basaglia, in charge of following the sale of a part of the Venice Procuratie following a liquidation procedure of the Fininven company (as part of an agreement ratified by the Court).
The value of the property is 20 million: restored, 20 windows, two roof terraces (one of which is located right next to the Clock Tower with its two He died) with a 360-degree view, an area of 1,082 square meters arranged over three floors with relative mezzanines and attic, and an entrance or exclusive from Calle del Cappello Nero. It has been on sale for about a year, but the negotiations started so far – from that with an investment fund in the interest of the daughter of a well-known industrialist – have not yet materialized.
The cost per square meter
Doing the math, the price per square meter is around 16/17 thousand euros per square meter: less than a fine view of the Grand Canal, which reaches 20 thousand, and even less of Cortina. The use has so far been commercial, but – without divisions – it can go back to being residential, as it was in the beginning, when this was the residence of the Procurators of San Marco at the time of the Serenissima. Rebuilt at the beginning of the sixteenth century in the Venetian Byzantine style following a fire, with the contribution of Jacopo Sansovino, the Procuratie Vecchie are the architectural body that delineates and encloses Piazza San Marco along the north side. It is also the only part that can become private: the rest is publicly owned or owned by Generali.
The view is on San Marco: on the ground floor, in addition to the entrance and the main stairwell covered in colored marble and Trani stone, there are the warehouses protected by a concrete basin against high water. Going up, on the upper mezzanine floors there are several service blocks, kitchens and sitting rooms, while on the second floor there are four large rooms aligned towards the square. The price? “Slightly” treatable.
