Further extreme price increases for real estate
The efforts of the Salzburg politicians to get the real estate market under control are still not working, according to experts. Plus 50 percent for condominiums, plus 50 percent for building sites and even 60 percent higher prices for houses – these are the increases in Salzburg since 2015.
According to Statistics Austria, the median price paid for building plots in the state of Salzburg rose from 177 euros per square meter in 2015 to 266 euros per square meter in 2021. For houses, the average went from 3,020 euros per square meter to 4,776 euros per square metre square meters. In 2015, apartments in the state of Salzburg cost a median of EUR 3,145 per square meter – by 2021 this had risen to EUR 4,630 per square meter.
Strong urban-rural divide
However, Statistics Austria emphasizes that there is a clear urban-rural divide in the prices for building plots in Salzburg. While the statewide average in 2021 was 266 euros per square meter for building land, around 1,602 euros per square meter were paid in the city of Salzburg. Even in “belt belt” municipalities such as Anif, Elsbethen or Wals-Siezenheim (all Flachgau), the average property price is 995, 997 or 760 euros per square meter.
Most likely were building plots in 2021 in Lungau: In Lessach, Muhr, Weißpriach or Zederhaus, an average of 54 euros per square meter was paid.
Increases in the federal states comparison strongest
The state of Salzburg is well above the Austrian average in all areas – but only a few percentage points for houses and apartments. The difference is particularly large when it comes to the subsoil. Across Austria, square meter prices rose by only around nine percent – compared to plus 50 percent in Salzburg.
In general, the fastest federal states are a particularly expensive place – both in terms of price increases and in terms of absolute prices.
Only Vorarlberg and Vienna are even more expensive
Vorarlberg is always ahead of Salzburg in all categories. The prices for building plots in the westernmost federal state have even grown twice as fast as in Salzburg. Tyrol experienced higher increases in houses and apartments than Salzburg, but the absolute prices are somewhat lower than here. Overall, the state of Vienna is the most expensive after Vorarlberg.
Real estate prices are cheaper in Burgenland, Styria and Carinthia. In terms of absolute prices, these occupy the last three places in the federal state ranking. However, the curve is also pointing steeply upwards everywhere.
