The cheapest and most expensive areas in Athens and Thessaloniki

The requested sale and rental prices of real estate recorded a strong upward trend in the first quarter of the year.
According to the latest data from Spitogatos, the areas of the basin in which the largest increases in the average requested selling price are recorded in the first quarter of 2022 compared to the same period last year are Neo Faliro (27.6%), the area of Kaminia-Palea Kokkinia (18.2%), Ilisia (16.9%) and the areas of Vrilissia (16.6%) and Sepolia-Lofos Skouze (16%).
Areas with the highest increase in average demand are again located outside urban centers, underlining the decentralization trend observed in recent years due to the pandemic. Characteristically, the largest increase in the average asking price is found in Acharnes (17.8%), Filothei (17.7%), Neo Psychiko (16.9%), Nea Makri (16.8%) and Artemida (16.5%).
Regarding the reductions in the average asking selling price, these are recorded in areas of Piraeus such as Perama (-8.5%) but also in Eastern Attica such as Peania (-3.6%). Respectively, the largest reductions in the average asking price are found in Koropi (-4.3%) and Attica (-3%).
During January-February-March 2022, prices in the southern suburbs increased by 10% with the average price for houses for sale reaching 2,977 euros per square meter.
An increase of 11.10% was recorded in real estate prices in Piraeus, which amounted to 1,667 euros per square meter.
Remarkable is the 7% increase in real estate in the northern suburbs of Attica, where in the first quarter of the year (compared to the corresponding quarter of 2021) house sales prices increased to 2,542 euros per square meter from 2,375 euros per square meter last year.
The prices of houses in the western suburbs also increased by 7.10% with the prices in climbing at 1,472 euros per square meter from 1,375 euros per square meter last year, the corresponding period.
An increase of 7.10% was recorded in real estate prices in the period January-February-March 2022, in the center of Athens, where according to market experts remains one of the most popular choices of prospective buyers.
House prices in the center of Athens reached 1,667 euros per square meter from 1,556 euros per square meter last year in the corresponding quarter.
In the prefecture of Thessaloniki, prices recorded an increase of 9.5%, with the price per square meter reaching 1,676 euros from 1,531 euros per square meter in the previous period.
In terms of rents, the champion of the increases in the first quarter of 2022, with an increase of 17.20% and prices of 7.50 euros per square meter, the eastern suburbs stand out.
Real estate prices in the southern suburbs increased by 13.6% and amounted to 10 euros per square meter.
Smaller growth prices (3.90%) were recorded in rents in the southern suburbs, with the price per square meter amounting to 10.39 euros per square meter.
The most expensive and economical areas for buying and renting a house in Athens
The most expensive areas for buying and renting a house in Athens during the first quarter of 2022 are located mainly in the Southern Suburbs and in the center of Athens, which is popular for renting and selling.
Specifically, the most expensive areas for buying a house in the basin are, among others, Vouliagmeni with 5,445 euros per square meter and Voula with 4,000 euros per square meter, the area of Kolonaki and Lycabettus with 3,979 euros per square meter, Filothei 6 euros with 3.8 square meters, Glyfada with 3750 euros / sq.m., Paleo Psychiko with 3,750 euros / sq.m., Alimos with 3,735 euros / sq.m. and Elliniko with 3,594 euros.
In the financial areas for the purchase of housing in the first quarter of 2022 are Agia Varvara with 1,036 euros per square meter, Keratsini with 1,089 euros per square meter and the area Tambouria-Agia Sofia in Piraeus with 1,090 euros per square meter. Patisia and Kaminia-Palea Kokkinia follow with 1,140 and 1,182 euros per square meter.
In terms of renting a house, the historic center, Vouliagmeni, the area of Kolonaki and Lycabettus, Paleo Psychiko, Neo Psychiko and Filothei are among the most expensive areas of Attica, while in the list of areas where the most accurate rentals are located . Greek is also included.
It is interesting that one can feel a house with the same price in Nea Makri and Nikaia.
Thessaloniki: The most expensive and economical areas for buying and renting a home
In Thessaloniki, the most expensive areas for buying a home in the first quarter of 2022 were, among others, Kalamaria with 2,169 euros per square meter, the center area with 1,896 euros per square meter and the panorama with 1,739 euros, the Analipsi-Botsari area -Nea Paralia with 1,761 euros, Pylaia with 2,086 euros, Toumba with 1,750 euros per square meter and Charilaou with 1,711 euros per square meter.
Regarding the housing market, the economic areas include, among others, Kallithea and Chalkidona with 625 euros per square meter, Agios Athanasios with 714 euros per square meter, Langadas with 794 euros per square meter, Migdonia with 833 euros per square meter and Koufalia with 800 euros per square meter.
In terms of renting a house, the most expensive areas were, in addition to the city center, Pylaia, Analipsi – Botsari – Nea Paralia, Ano Poli and the areas Voulgari – Depo – Martiou and Vardaris – Lachanokipoi.
Chortiatis, Oreokastro, the Municipality of Mikra, Polichni and Sykies are located in the financial areas for renting a house.
