Marseille: Kaufman & Broad is preparing a project for 232 housing units, Chemin du Littoral
Kaufman & Broad (K&B) has just submitted a new application for a building permit to carry out a program of 232 collective housing units in the northern districts of Marseille. This project is set in a hollow tooth of 12,500 m2 nestled above the Mourepiane station and container terminal, along the Chemin du Littoral at the corner of the France-Indochine roundabout (16and). This set designed by the agency Carta-Reichen and Robert & associates provide for the development of an urban piece comprising six R+5 buildings resting on reinforced concrete superstructures and with facades clad in terracotta (18,625 m2 of floor area). The residential offer will consist of 68 social housing units, 119 home ownership units and 45 intermediate units (from T1 to T5).
The entire building will be organized around a vast central landscaped park placed on an underground car park with 442 spaces (on two levels). The program will also include an office building (1,317 m2), a crèche (125 m2), a storage warehouse (150 m2), without forgetting the shops (1,250 m2) which will be installed on the ground floor along Chemin du Littoral. Stormwater management will involve the creation of two retention ponds (711 m2). The work should last approximately 26 months, starting with a retaining earthwork phase (4 months), followed by a year of structural work.

This project is the second presented by the promoter on this site. In September 2020, K&B submitted an initial authorization request for a program offering a slightly larger residential offer (257 housing units instead of 232), but with a smaller office capacity (913 m2 instead of 1,317 m2). A request which had come up against that of the prefect to carry out an impact study on the environment on the grounds that the influence of the project was located on a polluted zone and exposed to noise. The representative of the State also needed to carry out a health risk assessment study.
In the process, in November 2020, K&B had filed a request for an informal appeal, providing the conclusions of new specific studies (acoustic, geotechnical studies, waste management plan and analysis of residual risks, traffic study, air study and ecological pre-diagnosis ). After discussion with the State services, the promoter had finally decided to review his copy.
