Lisbon house prices rise 12.8% by PROTESTE INVEST
INE recently published data on house prices in Lisbon. According to data released by the Institute, the median value per square meter in the quarter of 2021 amounted to 3,592 euros. This value compares with 3,183 euros in the same period of 2020, which corresponds to an annual duration for the city of Lisbon of +12.8%.
For the city of Lisbon and by typology, the median sales value per square meter in the last 12 months was 3,659 euros for the T0 and T1 typology, 3,333 euros for T2, 3,384 for the T3 typology and finally 3,344 for the T4 typology .
If we also compare the median value per square meter of new and existing family dwellings, the difference is greater. For new ones, the median value per m2 in the last 12 months was 4,524 in the last quarter. For existing properties, the value per m2 presented by INE is 3,335 euros.
Santo António and Santa Maria Maior are the most expensive parishes
A downward trend was observed in some parishes. This was the case of Alcântara (-1%), Arroios (-6%), Estrela (-6%), Misericórdia (-19%), Santa Maria Maior (-24%) and Santo António (-2%) total perspective of the accommodation.
Even so, and from the perspective of existing accommodation, the parish of Santo António (4979 euros per square meter) and Santa Maria Maior (4034 euros per square meter) are not in the top 3 of the parishes with the most expensive value per square meter in Lisbon. .
Also in the last existing dwellings, such as parishes that see a greater trend of growth in non-year sales values of Campolide (+22%), Santa Clara (+19%) and Avenidas Novas (+17%).
Finally, another curious fact results from the comparison of these values published by INE, which concern the sale value, with values announced in the market for sale. As we had already identified in the past, after comparing the data from the INE with the data taken from the Casafari platform for the same period, we once again see that the advertised value is higher than the one sold. For the city of Lisbon, in the case of existing properties, the difference between the sale value and the advertised value is approximately +20% (3,335 versus 4,095 euros).
