Developer YIT is heading outside of Prague for the first time. He is preparing hundreds of apartments in Kladno
“One of the priorities of our strategy is expansion into the regions. In the Czech Republic, we are already interested in other cities, not only Prague,” said YIT Group CEO Markku Moilanen.
In recent years, large residential developers have been particularly attracted to regional cities such as Pilsen, Brno and Liberec, but smaller settlements in the rings around Prague are also increasingly being targeted. For example, Finep is currently planning the construction of seven apartments in Kralupy nad Vltavou, Skanska is planning terraced houses in Loděnice near Beroun and is already building apartment buildings in Libčice nad Vltavou.
YIT plans to build a total of eleven or twelve blocks of approximately eight hundred apartments in ten stages on the outskirts of Kladno in Kročehlavy. “This is a plot of land that is designated for residential construction in the master plan of the city of Kladno. It follows on from the upcoming Globus shopping center and the sports and recreation area that the city itself plans to build as a shopping center,” explained YIT CEO Stavo Marek Lokaj.
As in Suomi Hloubětín, the Pink Field on a five-hectare area is to include a new kindergarten and several smaller establishments for shops and services. The plans call for apartment buildings with six to eight floors above ground. However, a total of 910 parking spaces will not be underground.
“The parking spaces will be located on the top floor and also on the surface of the individual stages of the project, as permitted by the decree and the requirements of the Kladno spatial plan,” explained Lokaj. The developer plans to start the construction of the first stage in 2024.
“From my more distant point of view, Kladno is essentially a wider Prague. We are registering demand from clients, such as young families who could buy a maximum 2+kk apartment in Prague. In Kladno, where Prague is only a 20-minute drive away, they can afford a larger apartment and still live away from the hustle and bustle of the big city, closer to nature,” explains Moilanen.
This year, the Getberg development company of the Czech-Russian businessman Egor Khlebnikov has already started construction in the Kladno suburb of Dubí. The Icon Park project includes a total of 230 apartments. The complex will consist of five apartment buildings and a smaller park, in which a separate building with shops, a cafe and a kindergarten will grow. In this project, Getberg teamed up with all the BHM of businessman Tomáš Krsko, which, in addition to reality, also focuses on energy and startups from various industries.
