This year, due to the rise in the price of gas, collective heating will not be started at the Adonis residence in Toulouse. A decision that angered some of the co-owners.
“At night, I sleep with a cap. » « The worst is in the morning when you wake up. It’s 14 degrees in my apartment. On November 28, many co-owners of the Adonis residence, located in the Barrière district of Paris in Toulouse, still have no heating. And won’t have any. They are also planning to have no hot water from January. “At a general meeting held in July, the co-owners voted to maintain collective heating. But during the budget vote, the trustee asked for 200,000 euros more. It was not financially possible for most people, so the budget was not voted. However, we thought that solutions such as heating to 18 degrees could be implemented,” explains Sabine, one of the occupants.
“We have gone from 26 euros per Megawatt to 170 euros! »
“We went from 26 euros excluding taxes per Megawatt at the end of December 2021 to 80, 98, 120, and now 170 euros! “, also testifies Christine, one of her neighbors. The contract with the supplier was not renewed. Result: three quarters of the 57 co-owners now use individual heaters.
Some are equipped with a reversible air conditioning system for an average price of 10,000 euros. This is for example the case of Pierre, the new occupant of the residence. “I bought my apartment on June 3. On the 7th, I learned that there would be no more collective heating. If I had known that, I would not have doubted without buying. “Homeowners not equipped with individual heating systems would like collective heating to be maintained until March “so that solutions can be found”.
“The logic would have been to turn off the heating once everyone had a solution! If individualization is the only possible option, why not, but I would like this to be done in a concerted way”, adds Jean-Pierre.
Everyone is also wondering about the tariff shield. “What treasury will he offer? Will he be able to absorb the price difference? Could the money be used now? »
The co-owners sent two letters of formal notice to the trustee. They went unanswered. They also got attached with a lawyer for help.
Patrick Carcenac, the trustee of the residence, explains that in the absence of a vote on the budget in July, it is not possible to pay for the gas. “In 2021, we were at 40,000 euros per year. With the new tariffs, we paid more than 300,000 euros. We warned people by posting, many have equipped themselves with individual heating and others have left it lying around and are now panicking with the arrival of the first cold weather. A general meeting to vote on a gas budget will take place on December 12.
