Prague chose the form of an apartment building next to Ďolíček
For many years, Bohemians football fans have been sad – their stadium, nicknamed Ďolicek, is falling into disrepair. Hopes for a repair changed only this year, when the capital city council approved the redevelopment. As if the curse of the whole place was broken with it. Newly, Ďolicek should get a neighbor in the form of an apartment building instead of an empty, dirty area. He has been planning to build here since the nineties.
The land is managed by the contribution organization of the capital city – Prague Development Company. She organized an architectural competition for the new apartment building and has now announced the results. Studio Kuba & Pilař architects will determine the future form of Vršovická street.
The studio designed a building with 139 rental apartments. The city will want to use them for the necessary professions or social groups. According to outgoing deputy for territorial development Petr Hlaváček, it will primarily be teachers and health workers, but also single parents and lonely seniors. They find a home in a house with peacocks.
“The winning proposal combines the typology of a corridor and apartment building, which is typical for the urban structure of Vršovice. The proposal includes both variable layouts of apartments and flexible spaces for shops and services on the ground floor.” describes the chairman of the expert jury, architect Pavla Pannová. The condition could start in three years. The costs are approximately 650 million crowns.
Together with the apartment building, the potential of the entire place should rise, and further reconstructions will follow. “For Prague 10, this is a key place for the future development of this location. The winning proposal responded excellently to the today’s unused potential of the space under consideration.” says the mayor of the tenth city district, Martin Valovič.
He alludes to the fact that, in addition to the apartment building itself, the architects also proposed the modification of the nearby banks of the Botič stream. According to the winning proposal, a smaller park and bike path could be created here. According to Pennová, these modifications draw the stream into the semi-public courtyard with the help of residential staircases and at the same time create a smaller square near the aforementioned Vršovicky.
The Prague development company is now also in charge of the stadium itself. According to director Petr Urbánek, he wants to launch an architectural competition for the reconstruction as soon as next year. A sports hall in nearby Přípotoční street is also planned. “The prerequisite for a quality transformation of the entire location is coordinated investor preparation, including an integrated process for the design of individual projects,” says Urbanek. Both the city and the district should work together on the stadium and city hall project.
This is the second completed architectural competition for an apartment building for the Prague Development Company. The first was on a plot of land in Prague 5 in the street In Botany, opposite the iconic Komerční banka building designed by architect Karel Prager. Preferred professions are also to live in this townhouse. Bod Architekti succeeded in the competition with a similar project.
