According to a recent Wienerberger study, a home including land costs over 150,000 euros less in 2018.
In the second edition of the building study by the Markt Institut commissioned by Wienerberger Austria, 839 homeowners, home buyers and home builders from all federal states were surveyed. At 61 percent, “brick on brick” is still the most popular construction method, and the trend towards building and renovation is increasing.
“The dream of owning a house is unbroken. In order to ensure financing in the future, future home builders need further support from the public sector. We are therefore demanding a home builder bonus worth up to 6,000 euros. We are already in here initial talks with the Federal Building Guild, which supports this idea,” demands Johann Marcher, Managing Director of Wienerberger Austria.

“The desire for your own four walls is still very pronounced among Austrians, although the demands for living space have probably become more decisive. Corona, rising energy prices and general inflation have changed the starting position. In challenging times, the feel-good factors therefore win in importance, which speak in favor of building or buying a house, especially when rental prices for apartments rise,” says Birgit Starmayr, head of the market.
This statement was supported by the study. When asked about the motives for building a house, 36 percent stated that the focus was on increasing living comfort, close to the creation of individual living space (34 percent). For 31 percent, building your own home represents a good investment for the future and 30 percent say they would rather invest in a house than have to pay the high rents. The desire to move to the country and escape the city is also one of the aspects mentioned. 13 percent said that the value of their own home has increased as a result of Corona.
Building and renovation in trend
39 percent made the final decision in favor of a new building they planned themselves, 24 percent in favor of a completely planned house and 37 percent in favor of buying an existing house and then having it refurbished or renovated.
When it comes to building your own home, Austrians are increasingly letting professionals do the work. 34 percent stated that they had partially fulfilled their dream of owning their own home through their own work, 44 percent therefore received some support from builders when erecting the shell and then took over the interior design. 22 percent had only professionals who handed over the house to the new residents.
Pandemic and inflations
70 percent of Austrians state that they are burdened by the high energy prices. 66 percent see their current situation made more difficult by the increased prices and the low availability of materials, which have led to a delay in building/buying a house.
In particular, the expenses for land and house have increased in recent years. In 2018, the total costs including the property were still 386,000 euros, so four years later they have already risen to 537,600 euros. That’s an increase of 32 percent. Despite the rising costs, 67 percent of Austrians still want their own house.
