The rise in rents stopped in September: Debrecen is one of the most expensive
In an annual competition, the rents in September were therefore 2 times higher nationally, the KSH points out.
The year-and-a-half increase in rents came to a halt in September: nationally, they increased by only 0.1% in Budapest, while the supply prices decreased by the same amount compared to August, according to the rent index published by the Central Statistics Office (KSH) and ingtalan.com on Tuesday.
On an annual basis, rents were now 2 in Budapest 24 higher on the whole of September 2 – the KSH pointed out.
They also pointed out that although nominal prices have exceeded the pre-pandemic peak of January 2020 both nationally and in Budapest since March, they still fell short of it in real terms. Considering the consumer price index, which was 7 nationally in September and 19 in Budapest, they were adequate from 101 on January 20.
59 percent of the advertisements received in the nine months of the year were for apartments in the capital city, 27 percent in cities with county rights, and 13 percent in non-county cities. The number of advertisements decreased by 0, from 202 to 21 in the first nine months, from 221 to 23 in the same period.
ingtalin.com’s announcement sent to MTI on Tuesday quoted László Balogh, ingtalin.com’s leading economic expert, who said that from the previous data it was already possible to expect a halt in the monthly price increase, as the rent index has been showing less and less growth since July. This can be explained by several factors: for example, the increase in living expenses and changes in utility regulations. The slowdown in the real estate market could already be observed in apartments and houses for sale, because their prices have not increased since the beginning of September, the expert added.
According to the real estate advertising portal, the average rent in the capital is HUF 200,000, and it is still the most expensive part of the V district with an average rent of almost HUF 300,000. The lowest average rent of HUF 140,000 is the XXIII. measured in district.
The average rent in the county seat is HUF 120,000: Békéscsaba is the cheapest at HUF 90,000, and Veszprém and Debrecen are the most expensive at HUF 150,000 each.
