Housing prices: Rental prices for student apartments are stagnating – but still expensive
Living at study locations is becoming more and more expensive, as shown by a rental price analysis by immowelt.at. Salzburg is still one of the most expensive student cities, although prices in Salzburg are currently stagnating.
SALZBURG. The data basis for calculating the rents in 15 selected university towns were offers inserted on immowelt.at between September 2021 and August 2022 and between September 2020 and August 2021. Only offers that were increasingly in demand were considered. The total rents of single apartments with up to 40 square meters of living space were compared. The prices reflect the median of the total rents (net rents including operating costs) for new rentals.
Standstill in Salzburg
The only exception among the large university cities where there has been no significant increase in rents is Salzburg: Rents there have remained constant over the period under review. With 590 euros per month for a student-friendly apartment, Salzburg is still one of the most expensive university cities in Austria and even leaves Vienna behind in the price ranking. In Vienna, asking rents for garçonnières have risen by 4 percent. Anyone studying in Austria’s capital pays a median of 570 euros per month for a small apartment. Vienna’s universities include some of the best in the country and many freshmen from home and abroad in the city. However, the influence of students on the housing market in the city of 1.9 million is significantly lower than in Innsbruck, for example, where they make up around a fifth of the residents.
