BAUER used its own developed technology for the internal construction of the Westside Garden apartments
One of the largest privately owned Hungarian real estate development companies has begun the development of another residential property: it is building the Westside Garden his apartments a Biggeorge Property Plc.
The construction of the property, which offers 159 apartments, began in January 2022, and since then the structural construction works have been in full swing on the XIII. in the area bounded by Szabolcs street and Lőportár köz in the district. In the project, the subsidiary of Biggeorge Property Nyrt GroundUp Kft. the execution tasks were carried out, and for the performance of the complex civil engineering tasks of the property, BAUER Magyarország Specialís Mélyépítő Kft. he answered.
The majority of the Westside Garden apartments in the two buildings will face the inner garden, almost all types of apartments will be found on the Lőportár utca facade of the building and also towards Szabolcs utca.
On the ground floor of the building there are shops and apartments connected to the garden, and below a two-story indoor garage are also created, from which the access to the residential floors will be provided by elevators for the residents.
The civil engineering required many technical preparations
Regarding the progress of the project Lieutenant Daniel, project manager of BAUER Magyarország Kft explained to our newspaper the civil engineering tasks that took place in almost four months. They started the work at the beginning of January, where, in order to start the construction of the structure, the professionals were responsible for the pile foundation of the future building, as well as the definition of the working space of the two-story underground garage located under the building and also the creation of the final load-bearing wall.
In the area of the investment, two working levels of different heights were created, of which the construction of the sunken lava plane connected to the underground garage and its demarcation with slotted walls was realized in the part of the plot on the Szabolcs utca side, and the piled base plate was made on the part of the plot on the Lőportár köz side. Lieutenant Dániel explained that due to the preparations, due to the location and nature of the development area, they had to perform a task that had already been done before the opening.
These primarily included the design of the copper shotcrete support designed by the customer, since the construction area is bordered on two sides by directly adjacent buildings, the specialists had to carry out the subsequent foundation sinking of the existing buildings.
Special technologies were also deployed to protect the buildings
In this regard, the project manager said, for foundation deepening two separate technologies as well were applied along the route of neighboring buildings:
In order to effectively support the buildings, special Bullflex piles were created and the family foundations were strengthened with soil injection.
“The use of Bullflex piles is necessary because it took place right next to the neighboring buildings. In such cases, we must always work with special care, as it is very important to protect the existing buildings during the works. In the end, we were able to provide support by installing a total of 60 of these special piles, one of the neighboring buildings also has a two-story underground garage, and we did not even do any anchoring in this section, and in the end, we provided the support with steel pipe supports.” – introduced the project manager.
He added that, among other things, this procedure is also excellent for real construction inaccuracies, and it is also a very reliable method to effectively support a family building at the end. The professionals were finally finished with this work phase by the end of January 2022.
The minimal parade area was also a challenge
However, during the project, it was not only because of the neighboring buildings that it was necessary to schedule the currently ongoing technologies separately. One of the biggest difficulties is the minimal parade area resulting from the downtown environment, so the specialists had to plan the sequence of the work processes exactly. Lieutenant Dániel said in this regard:
“It was absolutely impossible to approach the construction site from Lőportár köz, so we could have accessed the slotting better, the piling tasks had to be completed first. As a result, we were only able to use the technology required for this through the slotted section, from Szabolcs utca, which we would not have had the opportunity to do if we had slotted ahead.”
He added: on the other hand, this was also important so that this area could be handed over to the client for the construction of the structure as soon as possible.
An innovative construction solution has been developed for work in the tightest spaces
However, the characteristics of the location required not only a high degree of organization, but also special solutions. The project manager singled out the tasks implemented here as one of the project’s specific technological procedures. Since not only the slotting, but also part of the piling had to be done next to the own buildings, as part of the work processes, a unique technical solution was also applied at this location, which BAUER can count as its advanced technology.
It is nothing but the other “Vor der wand” or by its English name “Top of the Wall” a procedure which, as its name implies, piling refers to a special method that allows the giant piling machine to safely drill piles up to 10-15 centimeters from the structure of the building.
“Thanks to the Vor der wand process, we don’t even need to use a separate drilling machine near the wall, we only need to replace the engine of one machine and the assembly. A machine suitable for this design is as close as possible to a building. During the process, we drilled CFA piles, however, unlike usual, here there is also a protective tube around the spiral drilling tool of the machine. The essence of the procedure is that the machine first drills this protective pipe, so we do not rotate the soil from under the base body, so the building will not sink and cracks will not develop.”
– explained the project manager. He added that after that they switched back to the plain CFA 600 rig, and then the intermediate piles were drilled that way. 173 piles were drilled in the area, of which 23 were made with Vor der Wand technology.
The gap wall completed in the underground garage has a visible surface design
With the completion of piling, slotting works began in the nearly 1,600 square meter area affected by the underground garage. This work process lasted from the beginning of February until the middle of March, and the anchoring of the gap wall could take place immediately after, at the end of March.
However, new difficulties arose during the slotting, as the specialists encountered a concrete drain along the buildings. “Because of this, we were stuck in some corners for a few weeks at this stage, but in the end we successfully solved this problem. Once we were beyond that, our tasks became simple from there, so we could proceed to anchoring the gap wall. We created a total of 38 anchors and drilled them very quickly, in 6-7 days” – detailed the project manager. Lieutenant Dániel highlighted one of the special features of the completed gap wall,
it was not necessary to build a lining wall on the levels of the underground garage, so the completed gap wall remained visible even in the final underground garage. To this end, attention was also paid to aesthetics, so the professionals created an evenly milled, smooth surface on the wall.
“I consider this project an absolute success, which was outstanding both in terms of professional challenge and project management. As a rule, we rarely work on such a complex project, where sometimes four or five technologies have to be used in parallel, but with our prepared team, we were able to successfully solve all of this in cooperation with the customer and our subcontractors.” – Lieutenant Dániel finally explained.
The complex civil engineering work was completed at the end of April 2022, and since then structural construction of the apartment building has been underway.
