Hanover. The large, glass Karstadt building at the Schiller memorial has been empty since October 2020. If the troubled department store group closes the long-standing Galeria-Kaufhof building at the foot of the Marktkirche as planned at the end of January, will Hannover then have two large vacant businesses in the city center? “No,” says the city’s head of economic affairs, Anja Ritschel: “That is not to be expected at the moment.”

Kaufhof at the Marktkirche: Good talks with Signa
Apparently the talks with the owner of the Kaufhof property are going very well. “Of course, due to renovation work at the location, things will not continue without transition – but the situation is completely different from that of the former Karstadt store,” says Ritschel.
There the owner Friedrich Knapp is stubborn. The founder of the New Yorker fashion chain is said to have the large property regularly maintained, which is reflected, for example, in regular inspections and turning on the escalators. However, he is not very open to talks about subsequent uses with the city leaders. This would eliminate the large vacancy in the most important shopping location as quickly as possible.

“Karstadt is a big disaster”
“Karstadt is a big disaster,” Ritschel said on Wednesday during the presentation of the current real estate market report and then used a word that she later asked to be deleted. “There are good ideas for the house, but unfortunately we don’t get in touch with the owner.”

In the case of the department store property between Osterstrasse and Schmiedestrasse, on the other hand, the owner is clearly interested in the development. The building with the striking Horten honeycomb facade belongs to the Signa real estate company of Karstadt’s main owner, like Réne Benko. “We have the feeling that Signa is imagining the future of a downtown property,” Ritschel indicates. This could indicate a mix between trade, leisure and housing.
Intense votes
Stadtbaurat Thomas Vielhaber will not reveal any details at the moment. There are intensive agreements with Signa, he said on request. However, both sides had agreed to remain silent until the planning was ready for a presentation.

So far, possible variants have provided for the very large and deep department store building to be provided with a kind of inner courtyard in the middle in order to accommodate apartments on the upper floors – these need windows with daylight. Commercial or commercial uses could then continue to take place on the ground floor. Another idea was to put an accessible green roof on the building – as is planned diagonally opposite at the Schmiedestrasse car park. Both roofs could be connected with a pedestrian bridge about 50 meters long.
