In this rural town, you can get the most expensive property
Compared to last year’s average, the price increase in the price per square meter of used brick apartments is 28 percent, Otthon Centrum announced. Debrecen is the most expensive, but Győr and Székesfehérvár are not much cheaper either. The price increase can also be felt in the case of all types of used housing – brick, panel and house.
According to the company’s survey, the average value of a square meter of a brick apartment in 23 cities is 504,000 forints, which represents a 28-year higher price compared to last year’s average. But the specific price of HUF 438,000 also increased by 22 panels in one year, while the average price of used houses at HUF 370,000 per square meter represents a 15 percent increase compared to 2021.
The used one brick apartments in this case, Debrecen is the most expensive with an average price of HUF 703,000 per square meter, not far behind is Győr with HUF 645,000 and Székesfehérvár with HUF 626,000. In most other cities, in the first half of this year, prices per square meter were between HUF 400,000 and HUF 500,000. Nagykanizsa is the cheapest with an average square meter price of HUF 330,000.
In most cities, the price increase is in double digits – the exceptions are Érd and Sopron. The average is rising because of the larger cities: Debrecen and Győr not only in terms of high square meter prices, but also in the rate of growth, with price increases of over 30 percent. This was also joined by Miskolc, where prices also rose by 32 this year. In the city, other price changes of 15-25 percent are the norm.
In panel apartments Debrecen is also the most expensive city with county rights. Based on this year’s specific prices, the average square meter in the city is HUF 577,000, followed by Székesfehérvár with HUF 554,000 and Sopron with HUF 551,000. Győr is fourth with an arithmetic mean value of HUF 517,000. In the other cities, the square meter prices were between HUF 300,000 and HUF 440,000. Nagykanizsa is also the cheapest here, with HUF 297,000 per square meter.
THE family houses they cost an average of HUF 370,000 per square meter this year. Győr is the first in this segment, with an average of HUF 495 thousand, followed by Sopron with HUF 488 thousand and Debrecen with HUF 473 thousand. Érd and Székesfehérvár also finished in the top five with an average square meter price of HUF 450,000. In the segment, however, larger differences emerged between the cities: in smaller settlements further from the capital, only a little more than HUF 200,000 per square meter was requested, for example in Hódmezővásárhely, Nagykanizsa and Szekszárd. In the other cities, prices of 250,000-350,000 forints per square meter occurred.
The 15 percent price increase is the smallest of the three used types. Due to the composition, there were also bigger differences in the rate of growth, but in the majority of cities this value was between 1 and 3 percent. In larger cities, such as Győr and Debrecen, the prices per square meter increased for 15-20 years compared to last year’s average.
