Villeneuve-lès-Avignon: Grand Delta Habitat inaugurates the variable-size apartment
The latest concept implemented in Villeneuve-lès-Avignon by the social landlord Greater Delta Habitat (GDH) is called Modul’A. Objective: to allow certain tenants to be able to enlarge their accommodation according to their needs during the year. GDH provides its solution by creating a bedroom accessible alternately by two adjoining apartments, thanks to two separate electronically controlled doors. To benefit from the place, the tenant must reserve it with his GDH agency and then have an access code to enter the room. At the same time, the access door to the other neighboring accommodation remains electronically blocked. The 19m room2 has reinforced acoustic insulation to avoid neighborhood nuisances. The tenants of adjoining three- and four-bedroom apartments organize themselves around a shared calendar, paying a time-spent rent based on €29 per month deducted directly from the monthly installments. Beforehand, the two households signed a charter of use. GDH has equipped the premises with a sofa bed and a coffee table.
Living comfort
The social housing cooperative is testing the formula on its last residence, Les Cardinales, on the former landlocked Marchat site, which saw a factory of terracotta construction elements and then a materials dealer. Erilia has just built a residence to the west of the site. The set of GDH, defined by TPFI, offers 48 disabled-accessible accommodation divided into 3 buildings (16 T2, 21 T3 and 11 T4) as well as 43 underground parking spaces and 17 surface spaces on this site located 450 meters from the Rhône and the Kingdom bridge. Each accommodation benefits from an exterior. The T3 and T4, all through, have a double exposure. The residence at 35 avenue Général Leclerc meets the criteria of the RT 2012 and has obtained an energy classification B or A.
Loic Canaud, architect, and his father, Jean-Claude Canaud, representative, based in Villeneuve-lès-Avignon (Gard), designed roof overhangs on the south side to protect the apartments from the summer heat. Each household has individual heating provided by a condensing gas boiler. A video surveillance system equips the residence. For its realization, GDH will have mobilized 7.1 M€ financed by a loan of 5.59 M€ from the Banque des Territoires, 1 M€ of equity and subsidies from the State, the Region, the Department, of Greater Avignon, of the City as well as Enedis. Excluding charges, rents are between €275 for a 47 m2 at 530 € for an 81 m T42.

New developments
In the medium term, the social landlord intends to build 120 new housing units in the Gard communes of Greater Avignon, which will bring its assets on the right bank of the river to 500 units in the Agglomeration. Of its 21,000 housing units, mostly located in the Vaucluse (13,214), the cooperative’s Gard heritage reaches 2,800 housing units in 32 municipalities and will accommodate 164 new units in the medium term.
