Immovable. In Annecy, Grenoble, Lyon… Did prices increase further in the 2nd quarter of 2022?
In this pivotal period, how is the old real estate market behaving in our territory? What major trends have emerged over the past three months? Answers with the barometer * of the real estate agency network Guy Hoquet l’Immobilier.
Stabilization of selling prices on the national territory
If the 2e quarter of 2022 shows a price increase of 6.8% compared to the same period in 2021, this increase remains restrained compared to the 1uh quarter of 2022 (+1.7%).
However, inflation remains very marked on the price of houses with a price per m2 up 3.6% (to €2,796 per m2) relative to 1uh quarter of 2022. But it slows down slightly compared to the 2e quarter of 2021 where it had increased by 10.8%, according to the barometer of Guy Hoquet l’Immobilier.
The apartment market shows relatively controlled price changes: + 2.7% compared to 1uh quarter 2022.
Signs of calm in our region?
After regular increases in value since 2021 (+7.2% on prices on the 2e quarter of 2022 compared to the same period in 2021), the Southeast seems to be showing signs of a slowdown in the 2e quarter of 2022 with a decline of -3.4% on average compared to the 1uh quarter of 2022. While the apartment market is really marking time (supply and price per m2 down), that of houses is stabilizing (+0.5%) in a context of increasing supply. “The lull would therefore be relative and to be monitored soon”, observes Guy Hoquet l’Immobilier.
Prices in Lyon are marking time
After an atypical month of May from the point of view of prices, Lyon is back to a level equivalent to that observed since last February, shows the barometer of Guy Hoquet l’Immobilier. Overall, the city shows prices per m2 at +0.5% compared to 1uh quarter of 2022 and +2.2% compared to the 2e quarter 2021.
Annecy: 2e France’s most expensive city
With strong growth since the start of 2022, Annecy has overtaken Lyon to become the city with the price per m2 posted the highest, behind Paris. It recorded an increase of 5% on 2e quarter of 2022 compared to the 1uh quarter of 2022 and 9.9% compared to 2e quarter of 2021: it is now necessary to count €6,111 per m2 on average. Increases observed in both houses and apartments.
Saint-Étienne, Grenoble: a stabilizing market
Saint-Étienne and Grenoble show values per m2 down from the previous quarter. In 2022, the market for old properties in Saint-Étienne will regain values per m2 between €1,500 and €1,600, in the average of the prices already observed previously.
With prices displayed at -0.5% compared to the previous quarter and -1% compared to the 2e quarter of 2021, the existing property market in Grenoble seems to have stabilized at prices between €2,800 and €2,900 per m2 since the end of 2021. The supply of houses is becoming scarce, but this does not lead to a rise in prices.

And in the South of France?
Despite some slowdowns between the end of 2021 and the beginning of 2022, prices in Avignon, for example, are now around €3,000 per m2 on average thanks to a 2e quarter of 2022 at +5.9% compared to the previous quarter (+2.7% compared to the 2e quarter of 2021).
According to Guy Hoquet l’Immobilier’s barometer, this trend is primarily linked to the scarcity of old apartments over the period, which mechanically generated a marked increase in value (+ 9.7%), bringing their listed price to 2 977 € per m2.
