Student rents in the countryside: How much do they cost in Thessaloniki, Patras, Crete and Kalamata [πίνακες]
The increased trends are recorded throughout the country and especially in Thessaloniki and Patras with the prices of the requested rents for students even registering a double-digit number of percentage increases, according to the research of E-Real Estates.
Patras
In Patras, where it is a perennial student city, the asking rental prices for studios and two-bedroom apartments are recording a rapid increase in all areas, especially in the highest rental price.
A large part of the students studying at the University of Patras, choose mainly the area of Agia Sophia, Fire Department and El,. Soldier. The requested rent for a 30sqm-45sqm residence ranges from €220/month to €450/month if it is a fully renovated or newly built residence. In relation to last year, the requested rent registers an increase of 28.5% in the upper price, while for a 50sqm-60sqm residence there is a 31.5% increase in the upper price.
In the center of Patras, in the area of Psile Alonia, the requested rent for a residence up to 25 m2 ranges from 250€/month to 400€/month if it is a fully renovated or newly built residence, furnished with all household appliances. In Psila Alonia, an increase in the requested rent is recorded by 38.8% in relation to 2021. Increasing trends are also recorded in the requested rent for a residence of 30sqm-45sqm where in 2021 the rental cost from €170/month to €350/month and this year ranges from €220/month to €550/month recording an increase in the lowest price by 29.4% and in the highest price by 42.8%.
At the same time, for a 50sqm-60sqm residence in the same area, the requested rent ranges from €300/month to €450/month if it is a renovated or newly built residence, when in 2021 the requested rent was from €250/month to €380/month . . The asking rent increase ranges from 20% at the lowest price to 18.4% at the highest price.
Thessaloniki
In Thessaloniki, increases in the requested rents are recorded in almost all areas, either for a 30sqm-45sqm residence, or for a 50sqm-60sqm residence. The increase in requested rents ranges from 14.2% at the lowest price up to 14.5% at the highest rental price mainly for fully renovated or newly built properties, furnished with all appliances. The requested rent for a 30sqm-40sqm residence ranges from €280/month to €400/month, while a 50sqm-60sqm residence ranges from €340/month to €460/month.

In the Rotonda area, the requested rent for a 30sqm-40sqm residence ranges from €320/month to €500/month, compared to €280/month to €400/month last year, recording an increase of 14.28% in the minimum price and by 25% on the highest price. An increase of 20% in the lowest price and 14.58% in the highest price is also recorded in the requested rent for a 50sqm-60sqm residence, where it now ranges from €360/month to €550/month.
In the co-capital, the majority of properties that are fully renovated, furnished and with all appliances available for rent are properties that come from short-term rental platforms. Today, according to AirDNA data, 2,013 properties are registered on short-term rental platforms, compared to 1,693 at the same time last year.
HERACLION, Crete
In Heraklion, based on E-Real Estates survey data, the asking prices for up to 25 sq.m. residences record an increase of 5.8% to 28% and range from €180/month to €320/month if it is a fully renovated residence or newly built, furnished and with all appliances. Homes from 30m2 to 40m2 range from €220/month to €380/month, recording an increase compared to last year from 10% to 26.6% in the upper price. In addition, the 50sqm-60sqm residences recorded an increase in the lowest price of 21.4% and in the highest price of 20%, with the requested rent ranging from €340/month to €600/month.
Chania
In Chania, prices are still high. There are no studios available for long-term rental because almost all of them were registered on short-term rental platforms. In 2020, the requested studio rental price was €270/month, while last year it reached €280. An increase of 36.6% is recorded in the lowest place and in the highest apartment rental price by 19% for homes from 30 sq m to 45 sq m. At the same time, zero offers are recorded for a 50sqm-60sqm residence.
Kalamata
In Kalamata, the search for student housing is a “Golgotha” for parents this year as well. The prices for another year record increasing trends, while the available properties – mainly two-bedrooms – are minimal, even reaching €450/month. The rental cost for a 30m2-45m2 residence ranges from €300-350 for this year, while last year the cost ranged from €250-360. We should point out that in the Municipality of Kalamata 694 properties are registered on short-term rental platforms.
Corfu
In Corfu, the cost of renting a student residence has skyrocketed, recording an increase of 20% to 36% compared to 2021. There is a zero purchase of houses – studios up to 25 sq.m. Renting a studio apartment costs from €370/month to €450/month, compared to €280 to €430 last year. The 50sqm-60sqm two-bedroom varies from €450/month to €600/month, compared to €330 to €500 last year.
The role of the bazaar
Asking prices are certainly shaped differently after the usual “bargaining” of the parents, especially if the landlord feels that he will collect the monthly rent without problems and/or there is the possibility of paying the rents in advance for a long time.
From the end of September, the de-escalation of the requested rents is “possible”.
Themistocles Bakas comments that a de-escalation of the requested rents is expected to be recorded after the end of the summer season and the possible return of properties from short-term leases to long-term – contractual ones.
