Last week, the Prague City Council discussed two proposals for land solutions that are important for the construction of the future metro station D Nové Dvory and the development of the area around this station and other localities.

These are plots of land previously owned by Česká pošta, sp., mainly in the cadastral territory of Lhotka, of which Prague will acquire one part by purchase and the other part by exchange and additional payment.

“I am happy that we managed to achieve an exchange of land with the Czech Post. It is an example of the setting of functional relations between the capital of Prague and a state-owned enterprise. In both cases, these are key plots of land for the capital, formerly the state, but also state-owned enterprises sold plots of land without consultation with local governments, which led to the fact that key development land went to private investors regardless of the city’s future development needs,” said the councilor hl. m of Prague for the Jan Chabr property area and continued: “In the case of Nový Dvory, we are consolidating the territory of the capital city, and after the metro station is built, an entire city district is planned here, which, thanks to the overall ownership, will fulfill even one public interest. Regardless of the fact that this greatly enhances the value of urban land, as we gain better access and a larger area, future changes to the zoning plan are also expected here.”

The capital will buy three plots of land with a total area of ​​5,278 m2 from Czech Post for a total price of CZK 114,950,000 (including VAT). These plots of land are near the future metro station, one of the exits is located directly on them, and they will be used for housing and services.

In the event of an exchange, Prague will acquire the land where the Nové Dvory metro station will be located, and other land in Malešice and Krč, on which there are public roads, and also land near the Chodov Friendship Park, where the development of civic services and amenities is expected. According to expert opinions, the price of these plots of land is CZK 182,524,815.63 (including VAT), the plots owned by Mr. m of Prague were valued at 14,951,720 CZK (including VAT). The capital will pay the Czech Post the difference in the amount of CZK 167,573,095.63 (including VAT).

“We approved both prints at the council meeting in June, and in both cases they are key plots of land for the development of Prague,” concluded Deputy Mayor for Territorial Development Petr Hlaváček.
