Immovable. Grenoble, Annecy, Aix-les-Bains… in which city are rents rising the most?
2017, apartment rents remain very stable across the country, varying between €12.5 and €13 per m², according to the Clameur Observatory on rents in the private rental stock. The evolutions on one also show a stability of location prices, downwards as well as upwards. The Covid/lockdown period seems to have had a small impact on rental levels. But it all depends on where you live.
Annecy, Lyon, Grenoble… one-bedroom apartments are expensive to rent
On our territory, we find the highest rents for 1-room apartments in Annecy (€17.88 per m²) and Lyon (€17.49 per m²). In Aix-les-Bains, Annemasse, Grenoble and Strasbourg, they cost €15 per m².
The most affordable prices for 1-room apartments are in Mulhouse (€11.22 per m²), Besançon (€12.14 per m²), Colmar (€12.33 per m²) and Metz (€12.90 per m² ).
Saint-Étienne offers the cheapest 1-room apartments for rent: €10.72 per m². This level of rent has however increased by 4.64% in the city in 2021, compared to 2020.
Saint-Étienne, Mulhouse, Colmar… The rents for the most affordable 2-room apartments
Renting a 2-room apartment is the cheapest in Saint-Étienne (€7.64 per m²), Mulhouse (€9.43 per m²) and Colmar (€10.81 per m²). In 2021, the rents for these apartments fell by 1.93% and 0.4% in the first two cities, but increased by 1.05% in the third.
3 rooms and more at less than 10 € per m²
To rent a 3 or more rooms at very attractive prices, you should still aim for the cities of Saint-Étienne (€6.59 per m²), Mulhouse (€7.55 per m²), Colmar (€9.29 per m² ), Metz and Besançon (€9.53 per m²), Nancy (€9.73 per m²), as well as Dijon (€9.95 per m²).
Conversely, it is in Annecy (€13.39 per m²), Annemasse (€13.04 per m²) and Lyon (€12.11 per m²) where 3 rooms are the most expensive to rent.
