Most rental applications come in July, and not just students apply. This year, demand for rental housing picked up already in the spring. In the post-pandemic period, there is again a demand for both centrally located and more remote housing in the metropolitan area.
According to SATO’s customer and real estate information system, the highest number of rental housing applications comes in July *. The summer months are the busiest for rental apartments, and in July not only students but also others who dream of a new rental apartment are active **.
Economic uncertainty and rising consumer prices and interest rates are to some extent reflected in the growth in demand for rental housing. Renting may well be one of the options to buy in the future. Students who continue their studies this year can be expected to apply for rental housing with their first-year students from the place of study.
“Suppressed demand for rental housing during the pandemic is now being released. For us, this is reflected in the increase in the number of home seekers even before the usual summer peak, ”he says Janne OjalehtoCommercial Director of SATO.
The search for rental housing should start as early as June
SATO is one of Finland’s largest providers of rental housing. With years of experience, SATO knows that most housing-related decisions are made in July.
“People like to spend time reflecting on their living situations, and summer vacations often give them time to reflect on their free time,” says Ojalehto.
– Right now, in the early summer, before most of the applicants are on the move, it is the best time to start looking for a rental home, he adds.
Interest in central and more remote urban homes has begun
Although the pandemic, together with the spread of teleworking and studying, has to some extent shifted the demand for rental housing towards larger apartments and areas with lower rents, interest in housing in the Helsinki region has revived since the beginning of the year. and more remote areas.
“Even for applicants for rental housing, it is mainly a matter of ‘place, location, location.’ Rental housing, which has good public transport connections and services, is in demand.
