Looking for home? With the price of m2 in Lisbon, you buy twice as much space in the surroundings and save thousands of euros

3378 euros. This is the value with which the banks evaluated, in April, the square meter in Lisbon. But with it, you could buy twice as much space in municipalities that surround the capital or save thousands of euros.
Montijo (€1432), Alcochete (€1452), Setúbal (€1475), Vila Franca de Xira (€1575), Sintra (€1586) and Seixal (€1594), for example, receive more modest estimates by the bank at the time of bank credit grantor. And, by analyzing the numbers of the National Statistics Institute (INE), it becomes easy to determine: the value of Lisbon is at least two square meters around here.
But the exercise can be done in another way. With the average valuation of the bank, which tends to be higher than the market value, in the 70’s, a house of value m2 in Lisbon costs around 2 euros36,460.
For the same 70 councils in the councils above, you would be able to save 1,24,000 or 136 euros. That is, there would be room to buy a second home for the same price – and there would still be some money left over what I would spend for just one in Lisbon.
Very close but with savings
In the municipalities that are close to Lisbon – Almada (1842€), Amadora (1870€), Loures (1873€) and Odivelas (2054€) – the pressure on prices, according to bank valuation data, is more evident. In these municipalities, you can buy more space for the same price than in the capital – but not twice as much.
But remember the exercise for a house of 70 m2, which in Lisbon is worth over 236 thousand euros for the banks. To buy a house of the same size, you would save more than 105 thousand euros if you do so in Almada, Amadora or Loures. In Odivelas, it’s almost 93 thousand euros.
In Oeiras (€2551) and Cascais (€2647), the price per square meter for banks is even closer to work in Lisbon. However, a family that manages 70 m2 could save another 50 thousand euros by moving to the “line”.
In the field, four times more space
Living in the countryside is an increasingly popular option for families looking for calm… and space. Four times more space if the choice falls on Guarda, Castelo Branco, Portalegre or Bragança. In these municipalities, the square meter for bank assessment is below 900 euros.
In Guarda, the median value per square meter is at 728 euros, in Castelo Branco at 800, in Portalegre at 834 and in Bragança at 869 euros. That is, a square meter in Lisbon buys at least four locations.
If the comparison is made by the example of the 70 m2 house, compared to Lisbon, savings are around 175 thousand to 185 thousand euros
April confirms rise (and record)
In April, when new acquisitions in the access to housing credit came into force, the banks evaluated the value of the dwellings up, the month in which they valued the value up, to a record of 1356 euros per meter at the national level. This is an increase of 25 euros compared to March – equivalent to 13%. The most intense homologous period was registered in the Algarve (16.2%) and the lowest in the Azores (6.7%).
For eight months, the indicator has been rising, demonstrating the confidence of financial banks for home purchases – an evolution that follows the trend of home appreciation and greater demand for homes. And this despite the escalation with the conflict in Ukraine and with the European Central Bank beckoning with the rise in interest rates.
