Toulouse: Residence Tabar, a construction site with a second life
By 2026, the materials associated with the demolition of the Tabar residence at Mirail will be upgraded by the Social Enterprise for Housing, Patrimoine SA Languedocienne, to experience a second life. An experiment that should be done on other construction sites in the city, if it proves conclusive.

A utopia ? Not really. But a revaluation by 2026, of the materials that will remain after demolition, of the Tabar residence, located at Mirail. A large-scale approach to urban renewal carried out by the Social Enterprise for Housing, Patrimoine SA Languedocienne, winner of the call for projects “Circular economy in the construction industry in Occitanie”, an initiative launched by the Ecological Transition Agency ( Ademe) and the Occitanie region.
“ Patrimoine Languedocienne quickly became interested in the environmental question, explains Valérie Guiraud, deputy director of rental and heritage management. Built in 1965, the Tabar residence, where the last rehousings are in progress, is one of the oldest in Toulouse’s public housing stock. Registered in a priority district of the city policy, it includes 250 housing units”.
A saving of 400 tonnes of CO2
After having drawn up a diagnosis of the site’s waste, the Heritage Company, with a design office, determined which materials from the demolition could be recovered: “This virtuous solution considerably reduces the environmental impact”, notes Valérie Guiraud . Several solutions are thus disseminated: either certain materials are reused on site to rehabilitate the buildings. We can also sell or donate materials with a view to reuse or transformation: the walls, for example, can be crushed, recycled and become road surfaces. “A very profitable approach since the life cycle of the materials is longer, thus receiving the quantity of waste, estimates this manager. Pollution from new materials is also avoided. In the end, we save 400 tonnes of CO2 equivalent on the site, i.e. 400 round trips from Paris to New York! », Finally, an approach which, in the long term, should create a sector of reuse in the district.
