Where does the information flow?
At the end of March, a few days before the first public discussion of changes to the zoning plan, the mayor of Prague 7, Jan Čižinský, “leaned” Pirates of Prague 7. As also follows from the Piratskelisty.cz website, the biggest thorn in their plans for the construction of the new district is the construction of a “mammoth” department store and the location of capacity garages at Argentinská Street. They are also against the location of primary schools, mostly on city land.
“In recent years, we have repeatedly examined and discussed the views of the Prague 7 district on the future shape of the Bubny-Zátory area with experts and the public. In 2019, we formulated 97 comments on the territorial study, which will be the key basis for future decision-making in the territory. Last year, we then evaluated what was or was not included in the study, and based on that, we have now developed our key requirements for changing the zoning plan. We also inform the public about all possibilities of involvement through our Mobile Radio / Munipolis application, “said the Mayor of Prague 7, Jan Čižinský.

The proposed changes to the zoning plan can be viewed online, for example on the website Prague City Hall or the web Institute of Planning and Development. The public was also able to get acquainted with the plans to transform the area thanks to information containers located in two locations – one of them was Strossmayer Square, where information could be obtained by March 31. “We are now considering the possibilities and places where people could come to see the plans, ask questions or consult comments within the currently extended deadline,” said Martin Vokuš, spokesman for Prague 7.
Housing, schools and greenery
At the end of March this year, the Prague 7 City Council approved key comments on the proposed change to the zoning plan for Bubny-Zátory, but they still have to pass the approval of the Prague 7 City Council. and other greenery or precise delimitation of areas for the construction of schools, kindergartens and other public facilities. It is absolutely necessary that the zoning plan guarantees the location of the required area of public facilities in full. Above all, sufficient capacity schools and kindergartens must be given priority in the development of the area and must be provided at the same time as housing mortgage, “said Deputy Mayor Lenka Burgerová, emphasizing that In many places, only 10 to 20 percent of the green area is proposed in the new district, with a population corresponding to the district town, and the resulting insufficient 5 to 10 percent of the area under vegetation.

The development of the area is also being solved by the city district in connection with the same retail areas near the railway station – it has previously pushed for their reduction and the division of the block into several parts. “The zoning plan should allow the location of commercial facilities in an area of 20,000 square meters, which is something like OC Stromovka. Any further increase should be considered separately, with the zoning study setting the maximum trade area for this block at 40,000 square meters, ”Burgerová said.
From the Philharmonic to the station
The Bubny-Zátory site with an area of 110 hectares is one of the largest transformation areas in Prague. In December 2020, the capital introduced a territorial study, which proposes housing for up to 25,000 inhabitants, complete public facilities and a large central park. The new city district will also include the Vltava Philharmonic building near the Vltavská metro station, where an international architectural competition was announced last August. Its result should be in May this year.
