The new apartment is no longer the most expensive in Debrecen
Supply has fallen, but it has risen 18 per cent in the county seat in a year, he summed up the changes in new-built residential properties in a recent study by the Home Center (OC).
In the first quarter of this year, OC registered 650 apartments in a total of 278 projects in 23 cities with county status, according to the database, the average price per square meter of properties offered for sale was HUF 757,000 at that time.

In terms of the number of projects, the order is Debrecen (45), Szeged (38), Pécs (26). The list shows a change compared to the previous one, as Győr slipped off the podium, now it is the fourth in a row. But not only the amount of investments, but also the number of dwellings changed in one year, as Debrecen also became the leader in this segment with 1,050 dwellings under construction. Szeged is currently in second place (1000), while Kecskemét is in third place (715). Győr was also fourth in this indicator.
Not only at the beginning but also at the end of the list, the order has changed, showing the pulsation of market demand:
The fewest projects start in Szolnok, only two, while the least construction can be connected to Békéscsaba, where only 33 flats are being built. In Salgótarján and Dunaújváros, investments of at least four apartments still do not start.
The ranking of prices per square meter also changed, the long stable second Veszprém was Debrecen ahead of Debrecen by an average of HUF 988 thousand, where the average price was HUF 918 thousand at that time. The other order is Sopron (HUF 889 thousand), Szeged (783 thousand), Győr (781 thousand) per square meter.
The cheapest city was Eger, where the average price per square meter of newly built dwellings was HUF 558,000.
In the first quarter, many projects were launched in the cities with county status: the construction of a total of 600 flats started within the framework of 42 investments. Nearly 350 apartments will be built in the projects under sale, while several investments are already in the planning phase and sales may begin shortly. In the first quarter, most projects start in Debrecen and Szeged, every week.
