Supply prices were at least adjusted to the January level, landlords in the capital asked for an average of HUF 158,000 in March for an apartment to rent, while the average demand rent was HUF 155,000, which was unprecedented in Budapest, Rentingo.com said based on its latest analysis.

In recent months, tenants have been looking for rent for an average of HUF 155,000, which is a 5.4 percent increase compared to February. It has never happened before that the scissors between supply and demand have closed so close.
The increase is linked to the war in Ukraine and the resulting refugee crisis,
therefore, previously vacant homes quickly found landlords in March or did not appear on the market after landlords also offered them through aid organizations.
Landlords have not yet adapted to the increase in demand, as prices have not risen and have even fallen back to January levels after the last six months. However, this can only be a temporary period, in the coming months, those who would buy out an apartment in Budapest will have to pay a higher rent.
