Land for sale in Prague 2 with a view of the Castle for 7.5 million. According to the opposition, the town hall will lose tens of millions
The sale was decided at Monday’s council meeting, when it approved mainly members of the ruling ODS coalition, TOP 09 and the YES movement. At the meeting of the council, Jaroslav Němec, the representative of the Zaráť party, warned that the land could have a higher price. “The land is valued at 13 thousand per square meterwe sell it for 9600. The house that stands there currently serves more or less the seat of various companies. According to the German, it is not very valuable from the point of view of territorial development. “It’s a very lucrative plot next to development projects,” he said. He also noted that the land has a view of Prague, including the panorama of Hradcany.
The price was set by an expert
The sale price was determined by an expert opinion, which, according to the Pirates, assessed it as the sale of already built-up plots under privatized apartment buildings in a block of flats. According to the German, however, it is necessary to consider what may arise in such a place with regard to the floor area rather than the land area itself. For example, a hotel or a residential building can be built here and the actual market price can easily be 40 to 60 million crowns.
Karel Koželuh from the STAN movement, for example, also opposes the sale. “I am fully aware that this is a built-up area, but I look at the land as a building plot due to the absolute unpromising nature of the building, which is currently there“He said. He also noted that if the land was sold as a building plot, it cost over 40 million.
The owner does not want to sell the house
But according to the town hall management, this is not very realistic. “It’s our land, on which stands a private house. If we cancel the land, someone would have to sell us the house and if he didn’t sell it to us, the house would still stand there and no one would pay the rent“She responded to the criticism of Mayor Alexander Udzheni (ODS).
She also added that the town hall has always dealt with such cases by consolidating the property and in the long run there is no will on the part of the company to sell the building. According to her, it is not possible to argue a price map, because it is a built-up plot and the building itself does not like it and expects the owner to do something about it.
Jana Duchková, an opposition representative from the Dvojka Sobě movement, also spoke at the council. She mentioned that a citizen had turned to it, who calmly bought the land for twice as much and the company would pay for the building or negotiate with it. “It’s speculation, of course, but there were people like that,” she said. She also pointed out that in the future there will be a large project in Prague 2 called Nový Domov, which should be mainly a home for the elderly, on the neighboring plot of land from which the plot was set aside.
There is a nursing home in the neighborhood
One of the reasons why the town hall deals with the sale is also the fact that in the vicinity of the building on the land of the city district is relatively quite an unattractive extension, which serves as a terrace restaurant. It is partly located on the land that the town hall wants to sell, the rest is on the land where a home for the elderly is to be built. The company that the town hall wants to sell the land has to arrange for the removal of this building, which is not even in the cadastre.
Deputy Mayor Michael Grundler (TOP 09) responded to Jana Duchková’s words that he might be interested in paying more for the land. According to him, he was The intention to sell the land published long enough and no one showed interest. “I think all the developers in Prague know about it,” he noted.
Like the mayor, he reiterated that he mainly solved the problem of foreign construction on the land of the city district. “It is a remnant of the Bolshevik legal system that allowed separate ownership of the building and land,” he said. According to him, the termination of the lease agreement would not achieve anything, and it is also difficult for anyone to force the owner of the house to sell, even if he was repeatedly offered it.
