The location of the buy-to-let investment is particularly important. A study carried out by Beanstock, a European platform dedicated to rental investment, sheds light on the cities where to buy a property to rent it to students.
A study that reveals attractive returns yes but not excessive, 4% on average. The challenge is not to take risks for this type of investment, but to make a secure and commendable transaction.
The advantages of student rental
Student rental has many advantages. In particular the Visale guarantee or the parental guarantee which ensures the rents. In addition, for furnished leases, there are also tax advantages.
And the very nature of this type of rental is rather flexible. You rent to a student during the school year and you can even possibly boost your income in the summer by putting your property on tourist rental sites. On paper, student rental has some great advantages… All that remains is to find the ideal location.
These cities where the share of students is high
The challenge of such an investment is to meet real demand. Beanstock looked at the cities where the share of students is the highest in France. The 3 big cities where they weigh the heaviest are Rouen (40% of the population), Rennes (45%) and the champion: Lille 47%.
In these 3 cities you can obtain yields around 4.5% and at prices that remain relatively affordable for an apartment: around 2500 euros per square meter in Rouen, 3500 euros per square meter in Lille and 4000 euros in Rennes according to Best Agents. Especially since to house a student, the idea is not to buy a 100m², but a studio or two-room apartment.
With a budget of 100,000 euros, you can buy around twenty m² in these cities. As for Rouen, it is undoubtedly THE best opportunity for small budgets with investment possibilities from 85,000 euros!
Note that even the most expensive cities are interesting for student accommodation. Even in Paris despite stratospheric prices (more than 10,000 euros/m² on average). Because there too, it is a question of buying a small studio which will certainly be smaller than in the provinces, everything then depends on the targeted district.
Nevertheless, for 140,000 euros it is possible to embark on an investment for a student with a 4% return!
