With the arrival of the high-speed line, Bordeaux has created a new clientele, a place in the capital, thus driving up property prices. Even though they have tended to stagnate in 2020, over 10 years, prices have jumped by almost 60% according to MeilleursAgents. According to the latest economic report from the notaries of France, the market for old houses is more evenly distributed. Their median selling price jumped over one year by 11.1% in the third quarter of 2021 to 400,000 euros.
Nicknamed the Golden Triangle of Bordeaux, the districts concerned, such as the streets adjacent to the Hôtel de ville and the Place des Quinconces, host the most expensive properties in the city with an average price per square meter approaching 6,000 euros for houses.
A little further south while remaining central and closer to the station, the Victoire district is developing, with an average price of 5,500 euros for a house. It is in this area, next to the Lycée Gustave Eiffel, about ten minutes walk from the Place de la Victoire and the TGV station that this week’s house is located.
Nice height under ceiling
It is a loft of 194 m² on the ground, 156 m² in Carrez law comprising 4 bedrooms, one of which has a dressing room and bathroom. Main advantage of this house: its large living room of 47 m² with its suspended fireplace and its light wooden beams highlighted by the very high ceilings offered by this living room.
This living room also gives access to a 24 m² terrace. On either side of this living room are a kitchen with its pantry, a laundry room, a bathroom and a bedroom opening onto a second terrace.
Two closed parking spaces, particularly interesting in a context where the municipality reduces the place of the car, as well as two cellars complete this property.
