We therefore want to show in a clear way what the city cannot and cannot do in the construction project process. Nevertheless, what we are doing beyond our legal possibilities and we also want to show at what stage large development projects in the territory of Prague 5 are currently located, ”says Zdeněk Doležal, Councilor for Territorial Development.
Among other things, the special magazine shows how the city district is trying to get investors to make certain commitments, even though it has no legislative instruments to do so. Nevertheless, we manage to agree on financial and non-financial performance for the given locality where the development project is being created. For example, financial contributions to the development of public infrastructure, investments in public furniture, for example, the construction of playgrounds and sports grounds, and, last but not least, the construction of urban housing. The financial and non-financial contribution is calculated according to the given coefficient.
“A decent developer or investor, of whom there are fortunately most today, is aware of the responsibility for the public space, which usually corresponds. We remind him of it in some way and we try to reach a friendly agreement that is to the benefit of all of us, “adds councilor Doležal.
Prague 5 is one of the pioneers in concluding a memorandum of cooperation with investors and developers in the metropolis. The management of the Prague City Council was also inspired, which wants to establish a Investor Participation Fund in the development of public space on a similar principle.
