Sugar Mizzy January 16, 2022

The demand for flats in Poland dropped drastically in the fourth ranking after rate hikes, according to market data of developers. Sales fell by 14 percent. in fourth place in 2021 continueswhat is already seen on the market of increases in interest rates and drums in the market, or by any chance the prices have not gone up too high.

The inneotot.pl website states that three different cities for the construction of new apartments: Warsaw, Kraków, Wrocław and Gdańsk, Percent sold in the offer of updated information. In Warsaw, only 10.9 percent of the total was sold. offer, which was the second worst result in 2021 after July. The number of flats on offer by flat developers is one hundred flats. In Wrocław, a dramatic drop in sales to 6.8 percent. available offer and to the worst result from June 2020. NBP data There is a resonance that half of the apartments bought last year. on credit, which is a historic record, because cash usually prevailed. Credit is getting more and more expensive.

Moreover, according to the December report of Expander and Rentier.io, the profitability of renting, i.e. buying and then renting an apartment in Warsaw, is only 3.9 percent. annually, 4 percent in Gdańsk and 3.3 percent. in Krakow and on the condition that we rent for 12 months without any loss and keep the apartment empty. Meanwhile, government bond yields of 10-year interest-bearing programs. Buying a rental apartment will live in ten ways to save savings from inflation.

Are the prices too high or can they still rise? We decided to have our own Warsaw prices for apartments outside the city center with prices in capitals of other countries.

Prices higher in Athens than. with Madrid and Rome

For this we used the data of the numcom website, where the information is entered. Quite a sizeable site. belongs to the group, more than four hundred people completed the data regarding Warsaw.

i take that the Warsaw price per square meter of an apartment outside the city center, i.e. PLN 11 760 in a lot of square 22, higher than the price in Athens – PLN 8 918 per sq m. Well, Greece is in a crisis of many years. Up to a place that is not currently in Spain or Italy, but the prices in Warsaw are similar to those of the capitals of these countries. In Madrid, the average price is PLN 13,655 per sq m. and in Rome – PLN 14,930. Make these European tourist routes of Warsaw with the possibility of travel in terms of conditions on the outgoing parties.

Prices in our capital are similar to those in the capitals of Russia and San Marino.

The European ceiling is the housing prices in Paris and Luxembourg. In the capital of France, you have to pay as much as 42 thousand. for sq m apartment outside the center. In the center of Paris, up to an average of 57.5 thousand. zloty.

Who can afford such expensive apartments?

Someone will say that the French can afford such prices. It turns out that not really. Converting the average abnormalities in Paris to the height of a square meter … worse than in Warsaw. The intersection of a Parisian can only afford 0.3 sq m. for salary, while Warsaw resident – 0.43 sq m – results from the conversion of numbeo.com data.

However, they have the worst residents of Malta, where the price of an apartment is up to 26.7 thousand. net earnings up to 5.9 thousand PLN on hand, i.e. for salary you can buy for 0.22 sq m. apartment. Tourist attractiveness – such analyzes, place of residence of many investors who buy a vacation apartment for themselves or a vacation rental.

Among the inhabitants of capitals with the worst possibilities of living for an average wage there are also: Muscovites, Belgrade and Prague, but also the inhabitants of Budapest, Ankara, Athens and Minsk.

In the case of the jurisdiction of the capital and Turkey, there are countries that are from other citizens, but the purchasing opportunities there are lower than those in the Polish capital. It’s just that people earn little in terms of zloty. The reverse situation is e.g. in the capitals of Germany, Germany, Denmark and the Netherlands.

There, apartment prices are horrendously high for our highs – they exceed 20 thousand. PLN per sqm. even outside the city center. But a resident of Bern can buy as much as 0.8 sq m for degeneration, Berlin – 0.69 sq m, Copenhagen – 0.66 sq m, Amsterdam – 0.61 sq m. This means greater purchasing possibilities than in the case of Warsaw residents. The earnings are simply a lot there than in Poland.

The inhabitants of Liechtenstein – Vaduz earn the most in Europe. Also converted into square meters of housing. I pay an average of over 24,000. PLN net they can afford to buy 1.72 sq m. Wages are there by 378 percent. higher than in Warsaw, and apartment prices by only 19 percent. more. Which proves that it is not the case that housing prices always go up along with wages.
