Houses in Portugal known 5% more expensive in 2021 – O Jornal Económico
The price of homes for sale registered a 5% increase in 2021, when compared to the previous year, also verifying a 12% increase compared to 2019, according to the annual barometer data of the real estate portal “Imovirtual” released this Tuesday Tuesday January 4th.
In the last year, the average sale price stood at 362,000 euros, compared to 345,000 euros in 2020 and 324,000 euros in 2019. Among the districts with the highest sales values, Lisbon stands out ( 578 thousand euros), Faro (479 thousand euros), an Autonomous Region of Madeira (359 thousand euros) and Porto (323 thousand euros).
In the opposite direction are Guarda (112 thousand euros) and Portalegre (117 thousand euros). The most significant price increase in 2021, compared to 2020, was registered in Évora, with the average price rising from 204 thousand euros to 238,000 euros (+ 16.5%).
The districts of Guarda and Portalegre, where the sale price was lower in 2021, were also the only ones that registered a decrease in values compared to 2020 (-8% and -3.3%) and 2019 (-14.5% and -22.4%), respectively.
Looking at the lease, the average value was 1,017 thousand euros in 2021, which represents a decrease in rents compared to 2020 (-5.8%), when the value was 1,080 thousand euros. The difference is even faster if compared to 2019 (-18.1%), when the average income was 1,242 thousand euros.
Lisbon (1,264 thousand euros), Porto (935 euros), Madeira (875 euros) and Faro (833 euros) were the most expensive districts to rent in the last year, while Portalegre (386 euros), Bragança (407 euros) and Castelo Branco (410 euros) were the cheapest.
Ricardo Feferbaum, General Director of Imovirtual, explains that “the sale price has been increasing since 2019, when the real estate market had changes and dynamics, due to the new needs and type of demand that arose with a pandemic”.
