Marseille, ranked the first city to invest in 2022!
A fairly precise classification
Yuno has just published a ranking of the major cities where it is necessary to invest in 2022. For this list, Yuno has taken into account more than fifty criteria in order to establish scores out of 100 points to estimate the interest of a real estate investment in the cities studied. These criteria include in particular: prices and their evolution, market fluidity, demand, capital gains or even demographic and economic developments.
Marseille in first place
In total, more than nine million data were analyzed by Yuno. Here are the top 5 cities that came together at the top of the ranking.
In the first place: Marseilles with a score of 98/100 (5.1% yield)
With the silver medial: Lille with a score of 95/100 (4.66% yield)
Third post: Angers with a total of 94/100 (4.23% efficiency)
Fourth: Montpellier with a score of 93/100 (5.1% yield)
And finally, 3 cities are in fifth place: Strasbourg (5.5%), Visits (4.5%) and Cherbourg (5.1%) tied with the score of 92/100
Marseilles thus arrives fr leader of the ranking with a score of 98/100. The city has indeed relatively affordable real estate prices, with a rent of 15 euros / m² on average after having experienced an increase of 7% in 2021.
Cities where you should NOT invest this year
Conversely, those who receive the lowest marks are as follows: Pau which is below the average with 47/100, barely above Nancy, followed by Rouen, Amiens and Dijon in last position. However, the average gross yields in these cities are rather attractive and stand at around 5.5%. Nota Bene: it is not enough to look at the yield to invest!
