Prague updates the price map of building plots for 2022

Rada hl. On Monday, she discussed a proposal to update the price map of building plots in the territory of Prague for 2022 and instructed Councilor Jan Chabr to present it to the City Council at a meeting. m of Prague on December 16, 2021.
Price map in the form of a generally binding decree of the capital m of Prague is updated every year, the intention is to refine the valuation of building land and provide an overview of the land market and its current trends. Using data on land sales in the years 2020-2021, 3,956 groups of land were newly valued.
“The price map gives us a clear overview of how the market value of land in the capital city of Prague is shifting. Due to its scope and dynamics of development, the metropolis in no segment of the real estate market has a comparison with any other city in the Czech Republic, and land prices are clearly the highest. With regard to this, the strategy set by us does not usually get rid of land belonging to Prague, and on the contrary, to acquire and consolidate land in key localities. It is useful both from the point of view of maintaining value and especially from the point of view of the possibilities of the city’s development, “said the councilor. m of Prague for the property area Jan Chabr.
The market analysis shows that the overall growth of land prices has accelerated significantly compared to the development of the last pace of the year. When it comes to the prices of land intended for living in family houses, the highest increase can be observed in new locations on the outskirts of the city associated with separate development projects. Land prices in this segment increased most significantly of all monitored sections. In the case of apartment buildings, the influence of location and urban context mainly affects the amount of land prices. Land prices in this segment increased similarly to family houses. In addition, I assume that as part of further development in the coming year, the trend of market interest in buying will continue and their price will rise.
