Commercial real estate: To-Lyon is gaining height and selling well
The scale of the project is such and its location in the heart of Part-Dieu is sufficiently central so that no one is unaware of the strategic nature of To-Lyon. Under the leadership of Gérard Collomb, eager to remodel and renovate a district designed half a century earlier, this high-rise building, which will culminate at 170 meters in height, has grown little by little.
“Today, we are progressing at the rate of one floor every two weeks”, indicates Denis Planus, director of the To-Lyon project at Vinci Construction.
To maintain this rate, five cranes per site and some 350 people must be sent to this site, which will mobilize more than double in one year.
Launched two years ago, the work will continue until the end of 2023, when the program should come to an end (on the other hand, the 11,000 m2 of the lower square, which will host a bicycle station and shops, will not be will not be completed before the end of 2024).
At that time, the Part-Dieu business district had a new office building totaling 80,000 m2 of floor space on 43 levels.
“To be very precise, the office space will occupy 66,000 m2. The building will also house a 4 * hotel with 168 rooms, representing 10,500 m2 in R + 8, and will be based on a base of 3,500 m2, where will be active bringing together shops and services, ”explains Stéphane Reymond, Deputy Managing Director of Vinci Immobilier.
To-Lyon: a commercial program more than 60% marketed
Designed by architect Dominique Perrault, To-Lyon is not only a beautiful object. Covered with BREEAM Very Good and NF HQE Excellent labels, the IGH carried by Vinci Immobilier, in partnership with Europe Equipements, is also a model in terms of energy efficiency.
“For the same surface area, it will consume three times less energy than the building to which it succeeds. To date, more than 60% of office space has already found a taker, ”says Stéphane Reymond.
Before recalling that the SCI Apicil Part-Dieu signed their acquisition in VEFA.
Among the future users, Apicil, precisely, and EDF had long been part of their interest. The first will occupy 20,000 m2 while the second will take up 15,000 m2. They were joined by Spaces, which will set up one of the largest coworking sites in France over 10,000 m2.
“There are only 27,000 m2 left to rent», Adds Patrick Supiot, general manager of corporate real estate at Vinci Immobilier.
