After several weeks without sales after the last session, on November 4, 2021, the judicial tribunal of Caen (Calvados) will regain some activity in terms of public auctions. Thursday, December 16, a House located in the town of Mutrécy, south of Caen, will be put on sale at the starting price of 40,000 euros. Another house, this time in the town of Caen (Beaulieu district) and priced at € 80,000, will be at the heart of the hearing of Thursday, January 13.
Where can I find public auctions?
To find out about upcoming sales, the reference website is encheres-publiques.com. Regularly, hearings are open to the general public at the court of Caen, on the peninsula, for auctions of real estate.
In the room in Caen, it is common for individuals to come to seek their chance. There are also real estate professionals or do-it-yourselfers ready to repair a house, to sell it a few months later, with a small margin. The highest bidder triumphs.
“We come from time to time to the court to find goods to renovate to then offer them for rent or sale, explains a person who won an auction with a house auctioned at 196,000 euros in October. Public auctions constitute one opportunity among others. To find goods, we also go on the internet like everyone else, and we also rely on our network. “
Only a lawyer can carry the auction
If real property ends up in court, it is because it has been seized. “The goods offered at judicial auction follow real estate foreclosures or liquidation”, explains Maître Marie Bourrel, lawyer in Caen, who wrote the poster presenting the house of Bourguébus acquired by the professional cited above.
These sales can also result from a judicial partition, as happens in the context of a divorce. “These auctions are open to the general public, but only a lawyer can carry the auction. “
Auctions, a tip?
It is common for property to be found before it is presented to court. “If before D-Day, a buyer makes a convincing offer for the party who wishes to recover the money from the sale following the seizure, the property is sold before the hearing”, explains Maître Claire Voivenel, lawyer in Caen .
At the Caen court, the number of houses sold at auction has greatly reduced in recent years. There are about fifteen a year now, compared to at least double that twenty years ago. “I’m not saying that to avoid competition, but I’m not sure that court auctions are a good plan,” says the professional who acquired the Bourguébus house. First, because there are not many, and because often, we arrive at the market price. After the last auction, you must add the selling costs. Usually around 15% of the last auction.
The fact remains that the properties offered in this type of sale escape the traditional real estate market. Depending on how many people know about the sale and then pull through the property, it is possible to achieve a good deal. But given the small number of houses for sale each year in court, there are not many.
