New construction in Prague 5 has been experiencing a literal boom in recent years. Whether it is a completely new district of Smíchov City, which is growing between Knížecí and Smíchovské nádraží, or the Waltrovka development project, where apartment buildings, offices and shops were built on the site of the former factory of the same name. In the mentioned cases, however, these were brownfields, ie unused areas that are under construction in suitable cities.
“We definitely support construction in brownfields. On the one hand, this creates a short-distance city, ie work, entertainment and education are within walking distance, on the other hand, we it succeeds in negotiating investments in infrastructure, public space or education with developers, “Says the deputy mayor of Prague 5 for property Martin Damašek (TOP 09).

On the contrary, what the city district is trying to fight against is the consolidation of land in attractive locations with a predominance of greenery. “Prague 5 is one of the greenest parts of the city and some locations are therefore extremely attractive for new development. This is, of course, a legitimate attempt by investors to enhance the land, but equally legitimate is the will of the City Council to preserve this greenery. That is why we have issued six negative opinions in the last six months alone in similar cases, ”explains Damascus.
One of the decisions also concerns Pavívá vrch, which is a popular destination for walks not only because of the beautiful views of Prague. The company Satpo, which has already built apartment buildings in several places in Prague 5, here she asked for the purchase of a part of the land on which a new road could be created. This would then expand further construction in the greenery of Pavího vrch.
“In this case, the Council had a negative opinion from the Department of the Environment, because urban land is in the protection zone of Summer Oaks and improving construction would directly jeopardize the roads, ”explains the deputy mayor.
“We do not recommend the sale of the mentioned part of the land at the moment, because the city district does not know the intention of the applicant of the adjoining land, which would be made available through the sale. For a possible assessment of the application, we require the applicant to present his intention, “is the reasoning of the negative opinion from the Department of Territorial Development of Prague.
Extending the garden? Maybe, but caution is needed
The application for the purchase of land at the Bašta biocentre, which is part of the protection zone of the Prokopské údolí nature reserve, turned out similarly. The applicant stated in the application that he wanted to buy the land so that he could expand his garden.
