Prague housing construction in the 3rd quarter of 2021 – In the third quarter of 2021, the number of dwellings started in Prague4 increased significantly (by 35.3%).
In the third quarter of 2021, the number of dwellings started in Prague includes a significant increase (by 345.3%). On the contrary, the number of completed dwellings decreased slightly by as much as 2%. A year-on-year decrease was also recorded in building permits and notifications (by 27.4%). The approximate value of constructions increased enormously (by 644.2%), mainly due to civil engineering constructions.
Started flats
In the third quarter of 2021, the capital m Prague construction started total 3,077 apartments. Compared to the same period of the previous year 2020, there was a significant change in started dwellings by 345.3% (then only 691 dwellings were started). One of these revivals may be the efforts of builders to build after a long period of lockdowns and uncertainty. In addition, a record number of dwellings were started in the third quarter of 2020 and the comparison base was exceptionally low. Also in the whole Czech Republic, the number of started dwellings increased by 42.1% in the third quarter of 2021 compared to the third quarter of 2020.
In an inter-regional comparison, Prague was in the first place in the number of started flats before Central Bohemian (2,195 dwellings started) a South Moravian Region (1,713 started flats). The smallest construction took place in the two least populous regions – in Karlovy Vary Region, where 321 flats were started, and Liberec Region, in which 314 apartments were started. In year – on – year comparison, the number of started dwellings increased the most in Prague (by 345.3%), in Liberec Region (62.7%) a South Moravian Region (55.4%). On the contrary, the largest declines were recorded in South Bohemian Region (-42.3%), v Olomouc Region (-33.5%) a Moravian-Silesian Region (-10.3%).
In terms of the type of construction in Prague, more than 93% were new construction. In the remaining less than 7%, it was a change in completed constructions, ie various constructions, extensions and other building modifications. Depending on the type of construction, most flats were traditionally started in new apartment buildings (2,733 flats), which is due to the typical urban development in Prague. In contrast, 125 flats were started in new family houses. In the case of family houses it was a year-on-year increase of 19%, in the case of apartment houses there was a large increase of 507.3%.

Completed apartments
Number of completed dwellings in the third quarter of 2021, according to preliminary data 986 apartments, which represented a slight year – on – year decrease of 2% (1,006 dwellings were completed in the same period last year). Even at the national level, there was a year-on-year decrease of 9.3%. In terms of regions, the year – on – year increase in the number of completed dwellings was recorded in Olomouc Region (55.8%), v Vysočina region (42.1%) avg South Bohemian Region (5.4%). There was a decrease in all regions of the Czech Republic. The largest year-on-year decrease was recorded in two East Bohemian regions – Pardubický (by 35.3%) and the Hradec Králové Region (41.3%). In the number of completed flats, Prague was in second place, right after Central Bohemian (1,412 completed dwellings). He then placed just outside Prague South-Moravian region (959 completed apartments). The fewest apartments were completed in Karlovy Vary Region (124 apartments).
In terms of the type of construction of completed flats in Prague, new construction also significantly dominates over changes in completed buildings, and the construction of flats in apartment buildings also predominates over construction in family houses. This was not the case in the third quarter of 2021. 90% of all completed dwellings were removed by construction and only 10% of completed dwellings were re-completed due to this change in already completed buildings. As with the construction, the highest number of completed dwellings in new apartment buildings was in Prague (749 dwellings). 139 flats were completed in family houses. Both are due to the character of Prague, but also to the limited space for further construction. Dwellings in new family houses were completed by 7.9% less. There was a year-on-year decrease of 2.9% in dwellings in new apartment buildings.
Building permits and notifications
According to preliminary data, in the third quarter of 2021 it was in Prague issued a total of 722 building permits and notifications. Compared to the same period in 2020, their number fell by 27.4%. Thus, Prague’s permit was the only region, while the number of issued construction declines.
At the national level, their number increased slightly by 3.9%. In terms of the type of construction, more building permits and notifications in Prague fell on buildings (560) than on civil engineering works (162). More building permits and announcements were issued for residential buildings (368, over the apartment by 17.7% less) than for the decrease was significant – by 37.3%). Fewer building permits for civil engineering (as well as for residential and non-residential buildings) were issued in Prague.

Approximate value of constructions
In Prague in the third quarter of 2021 the approximate value of constructions for which building permits and notifications were issued amounted to CZK 62,158 million. According to preliminary results, compared to the same period in 2020 there was enormous increase its values by 644.2%. The national average9 also increased (by 6.7%). The approximate value of buildings in Prague amounted to CZK 14,896 million, of which in Q3 2021 86.7% of the value fell on residential buildings and 13.3% on non-residential buildings. The approximate value of civil engineering works amounted to CZK 47,262 million and increased almost 23 times.
In the third quarter of 2021, a relatively small number of building permits was issued in Prague with a very high estimated value of constructions. While in the 3rd quarter of 2020 the approximate value per building permit was CZK 8 million, in the 3rd quarter of 2021 it was many times more (CZK 87 million).
