The quarterly real estate monitor shows that prices in Prague will hit the ceiling, Brno and the Central Bohemian Region
The quarterly monitor Bezrealitky and Maxima Reality, associated in the real estate group EHS, set new records in the housing market. Prague, with an average of 113 thousand crowns, is now worth the household, Brno for the first time in the price of flats exceeded the limit of 80 thousand per meter, Stedoesk kraj then 70 thousand per square meter.
The pace of price growth was the fastest this quarter in the once cheap regions, especially in the case of apartments. The resident and the investor push for prices before Karlovarsk, steckm, Libereckm AND Moravskoslezskmend at a rate of around 40%.
Experts mention that price growth could slow down.
The main influence will be mainly the availability of mortgages, which increases the price sensitivity of buyers. And the main sign is that in some cases the price ceiling will hit two quarters in a row, there will be a number of national average prices. This shows that more real estate was sold in cheaper regions, but less in those expensive ones. In addition, the time, which is most urgently needed to negotiate trade, is being extended,
explains Hendrik Meyer, CEO Bezrealitky. For example, households will continue to disappear from the Czech Republic all the time, but their income is now moving to Pilsen, Hradec Krlov or Liberec.
A sharp change took place in the third quarter in the event of a fine living. The number of recipients who demanded it doubled in the last quarter, and the total number of requests in the third quarter approached 210,000. Despite the average prices, they grew only slightly and the number of concluded soft transactions was lower than before the holidays. In Prague, incomes have stagnated at a hundred 272 crowns for renting a square meter apartment, which is 3% growth compared to the previous quarter. In Brno, the price of rent for an apartment increased by 4% to 247 crowns per rented square meter.
