The area of the former Rohan Island in Karlín, Prague, is one of the developing areas where massive new construction has already begun. An interdisciplinary team of authors, led by the editorial staff of Lenka Kužvartová, in a study published by Arnika, points to the problems that have arisen in connection with the planning of the future Rohan City. “Prague has about three billion crowns on the entire line, because the land was unfavorably sold to the Sekyra Group,” says Kužvartová. “The Rohan case shows that, unlike Western countries, we cannot set rules for developers. As in other Prague brownfields, affordable housing will probably not be created on Rohan Island. Sekyra Group, on the other hand, presents the project as a luxury development. The impossibility of influencing the form and function of construction is one of the consequences of the sale of urban land to private investors. In the interview, Kužvartová also drew attention to other problems with extinguishing car traffic by intensifying car traffic or insufficient adaptation of the district to the climate crisis. But there will also be a few positive things in the interview that can be found in the Rohan City project. For example, we addressed the question of whether any quality architecture would be created on the former island, whether developers would contribute to the city’s public infrastructure, and we also discussed examples of new neighborhoods from which Prague could take an example.
