Trigema began demolishing the building due to the construction of the Two Towers in Prague 12
The management of the City Hall of Prague 12 objected to the construction of the so-called Two Towers with the originally designed 18 and 14 above-ground floors. Trigema reworked and changed the project. However, according to councilors, this is an oversized building that will deteriorate in the vicinity of the traffic situation and quality of life. According to Trigema, however, the proposed houses are in accordance with the zoning plan and the councilors’ arguments are irrelevant. The investment group therefore filed a lawsuit against the councilor.
“We understand that the closure of the shopping center can cause problems for citizens, and therefore it is our priority, they built the whole project as quickly as possible,” said Trigema spokeswoman Petra Martínková. Trigema would like to have the building built within two years of the building permit being issued. According to a spokesman for the Trigema group, Prague’s consent is still lacking for the commencement of construction proceedings.
According to Martínková, the developer will invest in public space in Prague 12. The content and amount of investment will be discussed in the near future. According to the spokesperson, investments in public space can be expected for about ten million crowns.
The Council of Prague 12 rejected the construction in its resolution in August. The Deputy Mayor of Prague 12, Eva Tylová (BEZPP / Pirates with the Greens), stated that the supported building was oversized in comparison with the surrounding buildings, there was a risk of a loss of parking spaces for local residents and civic amenities would be missing at the proposed project. According to the Deputy Mayor of Prague 12 Petr Šula (TOP 09), the construction is not in line with the stabilized area. At the end of September, the City Council of Prague 12 also confirmed the dissenting opinion of the town hall on the project called Two Towers, when there will be a petition against the construction. Trigema rejects the councilors’ arguments and on Sunday, October 3, filed a lawsuit against the Municipal District of Prague 12 at the Municipal Court in Prague.
Trigema bought the building of the original low-rise shopping center in 2018 with the aim of demolishing it and building two modern apartment buildings with a commercial parterre in its place. The towers were originally supposed to have 18 and 14 above-ground floors. However, the proposal did not receive the necessary permits from the authorities, so it underwent changes. Now the planned buildings have nine and 15 floors, in which there should be apartments for about 300 inhabitants. Three-storey underground garages are designed for them.
