Panel: an increase of more than 20 percent in Debrecen in one year
For each type of property used, the price per square meter increased compared to a year earlier, according to the Otthon Centrum’s aggregation of cities with county status: according to the study, the difference between the price increase of condominiums and panel flats and family houses is 5-20 percent.
In the cities with county status, it increased to HUF 387 thousand per square meter of condominiums this year. This price is 10.3 higher than the value measured in 2020. This year, only a few cities were not affected by the increase in the price per square meter of brick dwellings: “Compared to the same period last year only in the values of Nyíregyháza, Szeged and Sopron there was no change”- Gábor Soóki-Tóth summed up the corner numbers of the study. The head of analysis at Otthon Centrum said
the largest increased in the three county capitals of Central Transdanubia, Veszprém, Tatabánya and Székesfehérvár, as well as in Miskolc by more than 20 percent.
In most cities, unit prices rose by 5-15 for the same period last year.
The leading edge in the most expensive city summary list has changed, currently the current square meter in Érd is on average 600 thousand forints. With this, Debrecen was tied for second place with Székesfehérvár. In the two cities, the average price per square meter is 520 thousand forints, while the fourth is Győr with an average value of around half a million forints. The order of the cheapest cities has changed: Nagykaniza will continue to be the cheapest with a mean value of HUF 150,000, Nagykaniza will be HUF 240,000, and the third Dunaújváros will be HUF 260,000 from four meters. In other cities, the price of 300-450 thousand forints per square meter is typical.
The price per square meter of prefabricated flats rose to HUF 348 thousand this year, the price increase was higher than that of brick flats, averaging 12.8 percent. Egyedújváros was left out of the price increase, 5-15 more panel flats in the city are more than last year’s average.
The two university cities, Pécs and Debrecen, have recorded a record price increase in this segment, where Otthon Centrum measured a slightly higher price increase of more than 20 percent.
Debrecen and Székesfehérvár were tied for second place with an average price of HUF 440,000 per square meter. Sopron became the most expensive city with a specific average price of 450 thousand forints. The top five also included Érd and Győr. Of the 23 cities with county status, Salgótarján, Nagykanizsa and Dunaújváros are the cheapest – just like in the case of brick dwellings. The former is characterized by an average price per square meter below HUF 200,000, the latter slightly above. In most cities, the average unit price was between HUF 250-350 thousand, based on sales data for the first nine months.
The average price per square meter of second-hand houses is HUF 307 thousand, which corresponds to a 19.7 percent increase compared to 2020. “Like Budapest, of the three segments used, there was the largest increase. However, in the case of houses, it is necessary to emphasize that the housing stock is very heterogeneous, so the effect of the composition makes the comparison difficult, ”Gábor Soóki-Tóth nuanced the statistical data. In most cities, double-digit growth was observed, with the exception of Pécs and Sopron, where there was no detectable price increase.
There is a negligible difference in the unit price of the most expensive cities. It leads Tatabánya (average price per square meter 395 thousand forints), Debrecen (387 thousand), Sopron (384 thousand), Érd (379 thousand). The other order is Székesfehérvár and Győr, slightly deviating from the mentioned value, but with a specific price of over HUF 300,000 on average. Something closes the line in Salgótarján, Nagykanizsa and Dunaújváros: the former is torn off with an average price per square meter well below HUF 200,000, the latter two above. In other cities the specific price is 250-300 thousand forints.
